A warm and welcoming feel is apparent from the moment you step through the door of this delightful family home. Providing spacious and well-presented accommodation set across two floors, this home has been well loved and cared for by the current owners and offers fantastic scope for those who wish to extend into the loft space or the rear of the kitchen, as so many of the neighbouring homes have done, subject to obtaining the necessary planning consent.
Currently, there is ample living space available with a separate west facing cosy lounge and to the rear an open plan kitchen/dining room which opens perfectly onto a substantial rear garden, protected by a range of fruits trees giving you plenty of privacy. There are three good sized bedrooms and a contemporary style family bathroom/shower room, plus access to a downstairs W/C.
The property is ideally positioned for well-regarded local schools and parks and Hove promenade is less than a quarter of a mile in distance to the South. Nearby local shops and amenities are situated in Portland Road and Richardson Road parades, New Church Road leads directly to Hove's main thoroughfare which offers a wide selection of shops, eateries, and independent boutiques. Hove mainline railway station is approximately 1.3 miles in distance, Portslade and Aldrington train stations are both less than a mile away.
We fell in love with our house 14 years ago for its space, potential and enormous garden. We took an uninhabitable mess and made it our home. We love how it can adapt to our changing needs, from hosting our wedding to easily accommodating a comfortable working environment for both of us during lockdown. We love having easy access to public transport into the city and London. A wide range of local amenities like shops, cafes, GP and the sea are on our doorstep, and our neighbours have become friends. This house gives us all the advantages of living in a city plus space, peace and privacy to relax and potter. It will be a very hard act to follow.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 2, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 2, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on January 25, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
