Ladock is a thriving community approximately six miles east of Truro with a good range of village facilities including public house, primary school, parish church, post office and superb village hall with regular clubs and activities. The larger villages of Probus, Grampound Road and Trispen (St Erme) are all within 2-3 miles and the Cathedral city of Truro which is renowned for its excellent shops, restaurants and main line railway line linking to London (Paddington) is about 20 minutes driving distance via St Erme. Ladock is ideally located for access to the south and north Cornish coasts and Newquay airport is approximately thirteen miles to the north.

Planning - Planning consent was originally granted in February 1996 by Carrick District Council (PA15/1377/95/S) for the "conversion of redundant mill and stable to two dwellings". Consent was granted subject to the following conditions:
1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
2. All granite or local stone in need of repointing externally shall be repointed with flush or flaked back joints and this work shall be done using a cement, lime and Gwithian sand mix.
3. Before the development hereby permitted is commenced the joinery details of all external doors and windows shall be submitted to and approved by the Local Planning Authority and shall be installed in accordance with the approved details.
4. The roof of the building to which this permission relates shall be covered in natural slat of a size to be agreed in writing with the Local Planning Authority.
5. No development shall take place until samples of the materials to be used in the construction of the external surfaces of the work hereby permitted have been submitted to and approved in writing by the Local Planning Authority. development shall be carried out in accordance with the approved details.
6. before any of the development hereby permitted is brought into use parking shall be provided for 4 domestic vehicles in accordance with a detailed scheme to be submitted to and approved by the Local Planning Authority and the parking spaces shall not thereafter be obstructed or used for any other purpose.

In March 2001 Planning Consent was granted by Carrick District Council (FE15/0009/01/S) for a "Full extension of time of Decision PA15/1377/95/s dated 9.2.96 for conversion of redundant mill/stable to 2 dwellings".
Permission was granted for a further 5 years with conditions similar to the original consent.

An application to discharge Condition Number 3 (as above) was given partial discharge on 23/01/2006.

It is understood Building Regulation Plans were submitted (FP115/1697/05) and work undertaken on foundations with concrete and blockwork laid. It is acknowledged online that building works had commenced.

On the 10th May 2006 a "Certificate of Lawfulness of an Existing Use or Development" (CU15/0437/06/R) was granted by Carrick District Council for the "Barn at Kestle Farm".

Services - Prospective purchasers are to be aware that a private borehole will need to be installed for the water supply. There is no mains supply in the vicinity.
Electricity can be connected via the nearby transformer and enquiries regarding connection should be directed to Western Power.
A private drainage system is likely to be implemented on adjacent land whereby easement agreements will be drawn into the contracts.

Special Notes - The existing two storey barn can be utilised for one or two dwellings but no further dwellings will be permitted on the site and especially with regard to the small single storey barn.
The entrance drive from the local highway is presently concreted but in poor condition. The vendors will re-concrete the main part of the driveway following completion of building works on the barn and building plot and the cost of this is to be shared. An estimate of the likely cost to each property will be available in due course.

Directions - From Truro proceed in an easterly direction along the A390 and after leaving Tresillian turn left signposted Ladock on the B3285.
