DESCRIPTION A Two-Bedroom Cotswold Stone Single-Storey Barn situated in the picturesque thirty-five acre Northwick Park Estate in Blockley.

The Granary was originally converted from a former driftwood barn around 1990. This single storey home would be ideal for those looking for the tranquillity of rural Blockley and the rich sense of community which is abundant throughout the estate and nearby village.

Entering the property into the dining room, the vaulted ceilings welcome you into a bright and airy space which could be used as a snug, generous entryway or formal dining room. To the right, through double doors, the living room with cosy gas fire and full-length French doors to the rear terrace and arched window to the front provides the ideal space to relax with a good book in the evening. The kitchen with blue wall tiling and fitted cabinets benefits from white goods including a washing machine and a dishwasher. Further, there are two double bedrooms - one with an en-suite with w/c, sink and walk-in shower.

Outside, there is a terrace at the front of the property and to the rear there is a patio overlooking the well-maintained shared courtyard with a circular pond and a range of mature planting. Close by, there is a single garage with parking in front.

The park benefits from full use of the communal parkland, croquet lawn, tennis courts, heated swimming pool and 24 hour security.

LOCATION Northwick Park is a residential estate of seventy-eight properties close to the village of Blockley in the North Cotswolds.

Once owned by the Rushout family, Northwick Park fell into decline and was empty from 1976 until the early 1980s. The house was then bought by developers who got permission for rebuilding the mansion and surrounding historic area, in the first phase of the development of the estate as it is today. Other development companies completed the work, adding the houses of William Emes Garden, Julianas Court, Churchill Square, John Woolfe Court and The Lodge. The Estate was taken over from Clarendon, the final development company, in 2003 by Northwick Park Ltd and thus passed into the joint ownership of the residents.

Today, there are around thirty-five acres of managed gardens and grounds, which include tennis courts, a heated outdoor swimming pool and a croquet lawn.

Broadband availability and predicted speed: obtained from Ofcom on December 23, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 5, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
