The home a glance
The main entrance leads into a reception hall and there is a substantial storage cupboard under the staircase. To the right of the stairs is a downstairs cloakroom with a fitted heated towel rail, light-box mirror with sink and vanity unit with storage underneath.
The kitchen, situated left of the entrance hall, features a light and modern state-of-the-art integrated appliances such as Caple dishwasher, washing machine and fridge freezer. Alongside the marble countertops is a built-in Siemans induction hob and double oven with ample cupboard storage. The double sink with mixer tap adds a lovely touch of character to this modern eco home.
The open-plan living area has four aspects to offer lots of light. A triple glass panelled door leads to a spacious, low-maintenance garden with a level lawn and patio seating giving you an indoor-outdoor feel to the room.
The master bedroom boasts a lovely outlook of the garden and hills beyond - primarily Coppett Hill. The floor-to-ceiling windows let lots of light cascade in and there are sliding doors leading into the en-suite shower room - featuring a walk-in double-headed shower - and dressing room/walk in closet lets plenty of natural light pour in.
Central to the first floor is the family bathroom. Tiled floor to ceiling this bright space features a free-standing bath, his and hers sink each with a light-box mirror, walk-in shower and fitted towel rail.
This level also has two other bedrooms, one double bedroom with a gracious-sized fitted wardrobe and the smaller of the two could accommodate a single bed or give you a spacious office.
All plug sockets come with a USB port and the bedrooms have wall-mounted lights.
Location
The village of Whitchurch is highly sought-after. The idyllic community is found in the heart of the Wye Valley Area of Outstanding Natural Beauty and offers many crown jewels in the form of its local amenities, and arguably its most dazzling is the Church of England Primary School, which boasts a coveted 'Outstanding' Ofsted rating. In recent years, this has been placed in the top 2% of schools nationally for the progress that children make in reading, writing and maths.
The village also includes a popular shop, Woods of Whitchurch which also operates as a reputable coffee shop and takeaway and there are several other hospitality venues in the village; The Old Court serves comforting home-cooked meals, The Potting Shed is a highly-commended restaurant and a selection of reputable riverside pubs and restaurants are within walking distance.
The spectacular setting of Symonds Yat - which is famed for its phenomenal river scenery, woodland expanses and limestone cliffs - is a stone's throw from Whitchurch, meaning that there are many magnificent walking routes and outdoor pursuits close by. In addition, the Biblins swing bridge, which crosses the Wye, leads over to the Forest of Dean - giving access to thousands of acres of hikes through the wilderness.
The two popular market towns of Ross-on-Wye and Monmouth are also close by. These both offer highly regarded secondary schools, supermarkets, a variety of restaurants, pubs, leisure facilities and independently-owned shops.
Whitchurch is also ideally placed for those requiring good transport links. The A40 is around one-third of a mile away from Yew Tree Close; the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye around seven miles away and this gives good access to the M5 motorway - leading to Birmingham to the north and Bristol to the south.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
