THE PROPERTY
Situated in the heart of the most picturesque village of Cerne Abbas first glimpses of number 2 Duck Street are most impressive with its pretty façade under a slate roof.
Justifiably Grade II listed of architectural and historical importance, on first entering the property there is a real sense of charm and space with a good-sized hall with beautiful flagstone flooring.
This property offers a huge opportunity to improve and create a wonderful family home with carefully thought out planning permission in place.
On the ground floor there is a superb sitting room which was a former antique shop, with large windows, high ceilings and a woodburning stove. There is also a TV/snug room and study. There is planning permission in place to alter the kitchen creating a fantastic bespoke family kitchen, ideal for modern living, with a dining and sitting area. This leads directly to the courtyard garden, ideal for al fresco dining and notably very private.
The principal bedrooms are situated on the first floor, and again there is planning permission to further improve. Worth noting is the large master bedroom with an en suite shower room and pretty Victorian fireplace. The ceilings heights are also remarkably good for a property of this type and age. There are three further bedrooms and a separate bathroom and WC.
The garden is situated to the rear of the property with direct access to the large garage.
All in all, this is a wonderful primary or secondary home in a most popular location.
LOCATION
The conservation village of Cerne Abbas lies within the unspoilt Dorset Downs within an Area of Outstanding Natural Beauty. The village itself has a vibrant community feel and an excellent range of facilities including a village shop and Post Office, tea rooms, three public houses, a first school, and doctors' and dispensing surgery. It also has the fine parish Church of St Mary, medieval abbey and its famous Cerne Abbas Giant carved into the chalk hillside. There is a regular bus service to both Sherborne and Dorchester.
The village of Cerne Abbas lies just east of the A352, and is just under 8 miles north of the county town of Dorchester with its excellent range of facilities. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco in Dorchester for everyday shopping, as well as the Dorset County Hospital.
Up the valley in the other direction is the busy abbey town of Sherborne. Both towns have mainline railway stations with a fast regular service to London Waterloo.

Broadband availability and predicted speed: obtained from Ofcom on October 13, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 13, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on January 19, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
