Hartley Manor Bungalow is set in an idyllic location with wonderfully bucolic and far-reaching views. From the moment you turn into the long lane that leads to the hamlet of Hermitage you know you are going somewhere special.

The bungalow is a Woolaway construction and sits almost at the very end of a quiet rural lane, surrounded by farmland and fields. From wherever you are in the property you have a truly majestic view. Enter into the bungalow through the large and very useful BOOT ROOM, which doubles as a UITILITY and has space and plumbing for a washing machine. A timber stable door opens into the KITCHEN/DINING ROOM, both having a rural feel to them. The kitchen is fitted with all the necessary white goods for modern day living with an array of wall and base units and a good amount of work surface. The dining area is large enough for a reasonable sized dining table and chairs for family meals. To the left is the good-sized SITTING ROOM with a wonderful stone open fireplace which opens out to the CONSERVATORY, both having stunning garden and countryside views. The CONSERVATORY is generous in size offering additional dining or relaxing space. The present family fondly recall spending a good deal of time in this amazing space, it feels like you are part of the garden. Into an inner hall and the bedroom accommodation. BEDROOM ONE is a large double room, again with those wonderful views, and a good sized EN-SUITE BATHROOM with bathtub, separate shower, W.C., and wash basin. BEDROOM TWO is also a good double room with engaging views and the FAMILY BATHROOM is adjacent and has bathtub with shower over, W.C, and wash basin.

Outside
The stock fenced GARDEN wraps around the bungalow and is so delightful and pretty. The views are glorious, uninterrupted and far reaching across fields and farmland. At the bottom of the REAR GARDEN is a faux picket gate which draws your eye into the fields with a HAHA on the other side, giving an obvious boundary. This part of the garden really is quite glorious, it is full of interesting mature shrubs, with nooks and crannies. A SUMMER HOUSE looks towards the ROTUNDA which is a magical spot for bird watching and is covered with climbing shrubs, including an established grape vine. There is a GREEN HOUSE to the side of the summer house for those green fingered members of the family. The front of the bungalow is approached from the very quiet lane and the DRIVEWAY, with space for several vehicles leads to a good-sized DOUBLE GARAGE with its own central heating and boiler and therefore can be used throughout the year if necessary. Next to this are a WORKSHOP, WOOD STORE and SHED. The oil tank sits to the side of the wood store. The FRONT GARDEN is slightly raised with lawn and shrubs and a path runs around to the rear, giving access to the back garden. Even from here there are superb views.

Location
The bungalow is located off a quiet no through lane with stunning views all around. Hermitage is a wonderful rural hamlet, positioned between both Sherborne and the county town of Dorchester. If a hiker or a cyclist, then many places to explore within the area. The renowned village of Cerne Abbas is just over 3 miles away and has a doctors' surgery, first school, village store and 3 public houses. Extensive shopping and cultural activities, in either Dorchester or Sherborne and both have mainline stations (London/Waterloo just over 2 hours). Both public and state schools also easily available.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
