Description

Reydon Cottage is an enchanting Georgian-fronted house, with delightful gardens and two excellent annexes. A much loved family home for our clients, the house comes to the market for the first time in over two decades.

Grade II listed for special architectural and historic interest, the building is believed to date from the 18th century and was substantially remodelled and enlarged in the 1830s. The house retains many superb period features throughout, including a handsome Gault brick façade and sash windows.

When previously marketed, in 1851, The Times described it as one of the most "delightfully situated freehold cottage in the county", particularly noting its proximity to "the fashionable watering-hole Southwold".

The house has been comprehensively restored, renovated and remodelled by our clients to create a stunning family home comprising well-proportioned rooms balancing period charm with comfortable contemporary living.

The front door opens into the charming entrance hall, which leads to the kitchen, drawing room, sitting room, snug and inner hall; stairs lead to the first floor.

The L-shaped kitchen and drawing room is a most wonderful space. The kitchen has a double sink, ample storage, an island and integrated appliances. A large window looks out over the gardens and stairs lead down to the generous cellar; a secondary staircase leads to the first floor.

The drawing room has a dining area and cosy sitting area around a beautiful and interesting open fireplace , thought to have been exhibited at The Great Exhibition. Off the drawing room is a much-loved conservatory, with red and white grape vines.

Both the sitting room and snug are elegantly proportioned, with good ceiling height. To the rear of the building is a passageway which leads to a boot room, a utility and lavatory.

The first floor accommodation consists of five bedrooms and the family bathroom. The principal and second bedroom both have pretty original chimneypieces. The third bedroom adjoins the principal bedroom and is used as a dressing room, and would make an ideal en suite.

Reydon Cottage has stunning grounds of about two-thirds of an acre, two fabulous annexes and a substantial workshop.

The Coach House is a well-appointed building, currently used as a successful holiday let. It comprises an open plan kitchen/living space on the ground floor and a charming bedroom and bathroom on the first floor.

The second annexe is used as a studio and can also make a fantastic home office, with its own kitchen; the first floor has a further bedroom and bathroom.

The gardens include a splendid sunken walled garden with a central mulberry tree, separate orchards and kitchen garden. There is ample parking.

Location

Reydon is a popular and well serviced village in east Suffolk, to the north of Southwold and Walberswick. There are two shops in the village, a doctors’ surgery, pharmacy and the well-regarded Randolph Hotel. There are delightful country walks in Reydon Wood Nature Reserve and directly from Reydon Cottage to Southwold Harbour.

Southwold (1 miles) is a superb seaside town famed for its painted beach huts, iconic 19th century lighthouse and pier. There is a wonderful selection of boutique stores, cafés, restaurants and public houses.

Walberswick (8 miles via a car or a 2 mile walk/cycle) is an enchanting coastal village, famous for its Arts and Crafts buildings and its artistic links - notably with Philip Wilson Steer, Charles Rennie Mackintosh and Lucian Freud.

Aldeburgh (17.5 miles), Thorpeness (16 miles), Snape (17.5 miles) and Orford (24 miles) lie to the south. Among these, there is a great array of restaurants, shops and galleries. Aldebugh is known for its close association with Benjamin Britten. Snape Maltings is home to an internationally famous concert hall and Thorpeness has an amazing boating lake.

Sporting facilities in the area are fantastic, including golf clubs at Southwold, Halesworth and Aldeburgh; rugby clubs at Southwold and Woodbridge; numerous tennis courts and clubs in the area; and superb sailing along the east coast. Clay pigeon shooting is also available at High Lodge in Darsham.

Schools in the area are excellent in both the state and independent sectors, including Reydon Primary School, The Old School Henstead and St Felix School.
