Parcel of grazing land in a scenic location

Lot 1 - Forms the western part of the land holding and equates to 49.47 acres in total. The land is down to grass and has pockets of mature hardwood trees.

The Trees and Woodland Strategy (2019 - 2039) published in October 2019 by the National Park has a priority to expand and manage existing and new woodlands within the park boundary. Within the strategy there are strategic objectives which include the protection and enhancement of the landscape, tackling the climate emergency and encouraging and promoting public access for recreation and improving peoples quality of life. Coupled with the natural topography there is potential, subject to gaining the relevant consents and permissions, to create a woodland scheme at Borland.

The land at Borland lies entirely within the Loch Lomond and Trossachs National Park where there are a number of existing tourism and recreational businesses. Given the parks popularity, annually attracting around 4 million visitors, there is potential to create a tourism business at Borland. In recent years, the Loch Lomond and Trossachs National Park partnership Plan (2018 to 2023) was published and one of the objectives within it is to further develop and encourage new and established tourism businesses. There is potential, subject to gaining the relevant consents and permissions, to utilise the land at Borland for activities such as pony trekking, cycling pursuits, camping, nature based tourism, education and community engagement.

The land at Borland is situated in a scenic and peaceful location on the south eastern edge of the Loch Lomond and Trossachs National Park. The land is close to the village of Gartmore where there are basic day to day services including a primary school, church and pub. Aberfoyle lies about 5 miles to the north and provides a wider range of facilities including shops, post office, supermarket and a variety of hotels and restaurants as well as an 18 hole golf course.

Acreage: 49.47 Acres

From the village of Gartmore head south west along Main Street to the T junction signposted for Drymen and Glasgow. At this junction turn right (to Drymen) and follow this road for 0.3 miles. At this point turn right onto a track heading north east. Follow the track for 1 mile (through woodland) to Borland. The land lies to either side of the track.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see:

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
