The Property
High Building Barns comprise a delightful cluster of converted oak framed barns, period cart sheds and a large and adaptable 20th Century agricultural barn which are situated within the bucolic environs close to Balls Cross.

A family home for over 30 years, High Buildings Barn has been adapted to support the evolution of a large family but has been a delightful, rural environment, much loved for its countryside, views, unique entertaining spaces and contrasting cosy family living environment.

The barns were converted by the previous owners and have great potential. Their potential has been professionally explored by good local planning consultants and first class architects. Please ask the Agent for further details.

The property currently enjoys the benefit of a large open plan living space and many characterful features including exposed beams, high ceilings and floor to ceiling windows, as well as access to the Courtyard and a seating area enjoying fabulous views.

Gardens and Grounds
The approach is a feature within itself. A driveway meanders up to the High Building Barn’s garden, enclosed by post and rail fencing and leads to a spinney of trees, planted by the owners that surround the barn and blend it into its lovely rural surroundings. The more modern barn has been adapted and has its own bed and bathroom and a fabulous view of its own over the adjacent pasture.

A gravel parking area provides ample parking and is bordered by a vegetable garden and grazing. At the eastern end of the 20th century barn/annexe there is a separate store for garden equipment and at the southern side of the courtyard there are four timber stables.

The Location
High Buildings Barn is situated on the edge of Balls Cross, a rural hamlet with a well regarded public house and within easy reach of the market town of Petworth in the heart of the South Downs National Park. The larger village of Kirdford is close by and has a recreational ground with a pavilion, football pitch and tennis court, two public houses a village shop and a church.

Petworth provides for most everyday needs and has a range of antique shops, independent boutiques, restaurants and delicatessens whilst Guildford in Surrey and the Cathedral city of Chichester, both with renowned theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports, whilst the mainline station at Haslemere provides a fast service to London Waterloo.

Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding.
