This property is a charming detached four bedroom property in the centre of the rural village of Porchfield. It backs onto woodland and Rodge Brook and includes wonderful views across the surrounding countryside. Set well back from the road it has a wide gravel driveway, flanked by beautifully manicured lawns, that leads to a wide triple garage and a path to the attractive front door. With its mellow brickwork, varied roof lines, including a pitched roof dormer and a bay window, this house has instant kerb appeal.

The hall provides access to all the main rooms on the ground floor including the large, light and bright dual aspect lounge/dining room. This lovely room has a Portuguese limestone fireplace with a modern Dimplex Optimyst fire as a focal point as well as bay windows and a pair of impressive patio doors to the terrace that stretch the width of the room. These provide a wonderful vista across the garden and beyond.

There is a very useful ‘snug' with fitted units that is currently set out as a home cinema / sitting room but would also make an excellent office for anyone working from home, or even a dining room or fifth bedroom. There is a spacious kitchen, with Mirostone worktops and windowsill, that has modern units housing Neff appliances including a built-in oven, induction hob and combi microwave as well as space for a dishwasher. There is also a separate, fitted utility area with a stand-alone fridge-freezer and laundry facilities, access to the recently installed modern downstairs cloakroom and a door to the delightful side terrace with its patio and gravel-covered flower and shrub bed. Off the first floor galleried landing you will find the contemporary family bathroom with a bath and digital Aqualisa shower over and four double bedrooms, including one with fitted mirrored wardrobes, that all have wonderful rural views.

The large and well-maintained rear garden is the ‘jewel in the crown' of this delightful family home. It includes a terrace where you can enjoy outdoor entertaining or just relaxing in the sunshine and revelling in the stunning sunsets. This spans the width of the property and goes round the side and to the spacious summerhouse.

What the Owner says:
We moved here about five years ago because we wanted to be in the country but not too isolated. During our time here we have installed new oil-fired central heating, a new bathroom and cloakroom, a fireplace and insulated the property so it is now a very warm house. While we thought it might be our ‘forever' home our situation has changed and we hope a new family will enjoy everything this place has to offer.
The neighbours are lovely and the village community is very friendly with a village hall that has a variety of regular activities, as well as the popular Sportsman's Rest pub. For those who enjoy the sound of ‘leather on willow' the village has its own cricket club. It is only a short drive to Newtown Creek and Nature Reserve and we can wander down to the Newtown Bay beach in less than half an hour.
We love the location because the road is very quiet with few cars, and is favoured by horse riders. From the front we look out on to oak trees and the fields beyond that are often home to sheep or Hereford cows, while behind the rear garden is woodland and more oak trees as well as the brook. That is why the rear fence is lower than normal so we can enjoy the borrowed view. The garden is always full of wildlife, we have more than 30 species of birds visiting including ducks and pheasants that return every year along with red squirrels in the oaks.

Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 15, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 20, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
