ENERGY FEATURES OF THIS PROPERTY.
Solar Panels
There are two types of panel – PV and PVT
PV are photo voltaic. These generate electricity.
PVT are photo voltaic and thermal. These generate electricity and transfer heat into the ground source heat pump (GSHP) system.
The solar invertor is mounted in the garage. This converts solar energy into electrical energy.
When the sun is shining and the system is generating electricity the house uses the electricity first. Any remaining is split between charging the battery and exporting onto the grid.
To get the most from the solar system use appliances when it is sunny and fully generating, e.g. dishwasher, washing machines etc.
Battery storage (Resgrid)
The battery storage is located in the garage. It comprises of a 5.7kWh battery. The maximum demand the battery can deliver to the house is 3kWh. Once the battery is fully charged any extra electricity is exported to the grid. The house demand will decide how much electricity it uses from the battery storage, this is fully automatic.
Smart Energy Generation (SEG) tariff
This is a tariff that your energy supplier will give you so you can receive payment for any exported energy. The tariff depends on who the supplier is and what times of the day you are exporting. Octopus do an outgoing ‘Agile tariff’ and the price of electricity generated will vary depending on the time of day and demand (peak times generate more income, e.g. lunchtime and teatime).
Any income generated is subtracted from the total of your electricity bill. So summer bills are much lower than winter.
Mastertherm (GSHP)
This system is fitted in the garage and controls your heating and hot water systems. The ground floor has underfloor heating and the middle and top floors have radiators. There are independent thermostats to control the underfloor heating and the heating on middle and top floors.
Photo voltaic thermal (PVT). The thermal side of these solar panels transfers the heat energy when the sun is shining and the thermal energy is transferred down into the Mastertherm which then circulates it through pipework into the Earth Energy Bank (EEB). The heat is transferred in a liquid (Glycol – a type of antifreeze) this is fully automatic. When the temperature of the panels is higher than the heat stored in the EEB the Mastertherm automatically pumps the liquid into the ground. The heat is increased underneath the house for use, especially in the winter for heating.
During the summer months the panels heat the water directly and any excess is put into the ground for future use.
Mechanical ventilation heat recovery (MVHR)
This system circulates air to every room in the house. The incoming air is filtered to remove dust, pollen and dirt. Any heat in the circulated air is transferred to the incoming air so the temperature is maintained. It’s fully automatic and is designed so that if the humidity increases in the house the system will speed up to cope (i.e. when you have a shower).
APPS
There are two apps. The Mastertherm app lets you control the heating. This can be done remotely. It also controls your hot water temperature allowing you to increase or decrease the water temperature in summer/winter. Under the solar tab it shows the EEB temperature and this will increase in the summer months and decrease in the winter as you use the heat and hot water systems.
The resGRID app shows you how much energy you are using from the grid. The battery tab displays the battery status (e.g. State of charge and how much the house is using). The home demand tab shows what the house is using in electric. This could be a combination of solar, battery and incoming energy from the grid. PV solar tab shows how much generated power is being produced from the solar panels, how much energy the system has generated daily/weekly. There is an electric vehicle tab, if you have an electric car charging port (the wiring and earthing is pre-installed in the garage). This will show you how much energy you are using to charge your car and number of times you have charged it.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 14, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 14, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on December 9, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
