SCHEDULE OF CONDITIONS
1. The development hereby permitted shall be carried out in accordance with
the following approved plans:
Location Plan (Amended) received on 13/11/2020
REASON: For the avoidance of doubt and in the interests of proper planning.
2. Approval of the details of the layout, scale and appearance of the building(s),
the means of access thereto and the landscaping of the site (hereinafter
called the Reserved Matters) shall be obtained from the Local Planning
Authority in writing before any development is commenced.
REASON: To ensure the satisfactory development of the site.
3. Application for approval of any 'reserved matter' must be made not later than
the expiration of three years beginning with the date of this permission.
REASON: This condition is required to be imposed by Section 92 of the
Town and Country Planning Act 1990.

4. The development to which this permission relates must be begun not later than the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.

5. The development shall be in the form of a pair of semi-detached dwellings.
Reason: In the interests of amenity.
6. No deliveries or operation of machinery shall take place on site between the
hours of 1800 - 0800 Monday - Saturday, and no deliveries or on-site work
shall take place on Sundays or Bank Holidays.

7. The development hereby approved shall be carried out in strict accordance
with the requirements of the Construction Environmental Management Plan
(CEMP), submitted on 20/11/2020.

Reason: In the interests of road safety and to minimise the impact on
neighbours' amenity.
8. Before the development is occupied or utilised the first 5.0 metres of the
vehicle access, measured from the rear edge of the highway (excluding the
vehicle crossing – see the Informative Note below), must be laid out and
constructed to a specification submitted to and approved in writing by the
Planning Authority.
Reason: To ensure that a suitably surfaced and constructed access to the
site is provided that prevents loose material being dragged and/or deposited
onto the adjacent carriageway causing a safety hazard.

9. Before the development hereby approved is occupied or utilised the turning
and parking shown on the submitted plans must have been constructed.
Thereafter, these areas, must be permanently maintained, kept free from
obstruction and available for the purposes specified.
Reason: To ensure the proper and appropriate development of the site and
to ensure that highway safety is not adversely impacted upon.
10. Before the development hereby approved is occupied or utilised the visibility
splay areas as shown on the submitted plans must be cleared/excavated to
a level not exceeding 0.6 metres above the relative level of the adjacent
carriageway. The splay areas must thereafter be maintained and kept free
from all obstructions.
11. Before the development hereby approved is occupied or utilised any
entrance gates must be set back a minimum distance of 6.0 metres from
the edge of the carriageway and hung so that the gates can only open
inwards.
Outline Planning
Reason: To enable a vehicle to be parked clear of the public highway whilst
the gates are opened or closed, preventing possible interruption to the free
flow of traffic
