Location
Wye Valley View is set in a serene spot in which there is minimal road noise, but excellent transport links are close-by. The A40 is around one mile away; the east-bound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye around eight miles away and this gives good access to the M5 motorway - leading to Birmingham to the north and Bristol to the south.
From Wye Valley View, the highly sought-after village of Whitchurch is one mile away. This idyllic community is found in the heart of the Wye Valley Area of Outstanding Natural Beauty. The village offers many crown jewels in the form of its local amenities, and arguably its most dazzling is the Church of England Primary School, which boasts a coveted 'Outstanding' Ofsted rating. In recent years, this been placed in the top 2% of schools nationally for the progress that children make in reading, writing and maths.
The village also includes a popular shop, Woods of Whitchurch which also operates as a reputable coffee shop and takeaway. There are several other hospitality venues in the village; The Old Court serves comforting home-cooked meals, The Spice Tandoori is a popular Indian eatery and The Potting Shed is a highly-commended restaurant.
Another very desirable village, Llangrove, is also around one mile away from Wye Valley View. This setting also offers plenty of local amenities, including a Church of England primary school, which carries an 'Outstanding' rating from SIAMS and a 'Good' grading from Ofsted.
The Royal Arms at the top of Llangrove is a 17th-century pub and this regularly earns rave reviews online for good food, excellent beer and a welcoming atmosphere.
In addition, the two popular market towns of Ross-on-Wye and Monmouth are close by. These both offer highly regarded secondary schools, supermarkets, a variety of restaurants, pubs, leisure facilities and independently-owned shops.

The home at a glance
There are a handful of properties at Wye Valley View, but the homes and gardens have been designed to ensure that the outlooks are private.
Each of the properties has been transformed by Venetian Developments - only the finest supplies have been used, such as integrated Bosch appliances in the kitchen.
There has been great attention to detail; in the three the bedrooms, there are TV points as well as wall-mounted lights that have been strategically placed around the best spaces for the beds. Around the home, the plug sockets also feature USB ports and less mobile occupants have been well-catered for; the integral doors are all wide enough for wheelchair users to move around the property easily and both the family bathroom and en-suite shower room include double walk-in shower cubicles. In addition, the bathroom also features a built-in alcove giving plenty of space to store toiletries.
The heart of the home is the vast family room which features an open-plan kitchen/dining room and lounge. The size of this space is accentuated by the double-height ceiling and plenty of light pours in to the dual-aspect area through windows plus French doors and a set of bi-fold doors which lead out to the low-maintenance garden.
This garden includes a large patio seating area – made from Indian sandstone, and there is also a level lawn. If one wished, there is scope to extend the garden - please speak to the sales team for further information.
In terms of parking, there is a gravel driveway giving enough space for at least three vehicles, and there is also a single electric vehicle charging point –as with the garden, a purchaser can upgrade to a double charging point if required.
It is also worth noting that each of the properties are fitted with security alarms, giving owners additional peace of mind.
