Description

Situated on the northern edge of the North Lincolnshire Wolds, the vineyard and winery at Somerby has been the base for Somerby Vineyards Ltd for 16 years. Somerby vineyards under the careful management of the existing owner and previous employees have produced wines that have won numerus awards over the last few years; including a Gold at the English and Welsh wine of the year awards 2014, The President’s Trophy for the best small production vineyard in the UK in 2014 and a Bronze at the International Wine Challenge 2018. They have produced a variety of different wines including a sparkling wine.

The Land and Vines
There are around 9,000 vines spread across about 12.5 acres(5.05 hectares) of gently southerly sloping land. These vines are a mixture of Pinot Noir, Solaris and Rondo, there is capacity for a further 3,000 vines should a purchaser desire. The majority of the vines are between 12 – 14 years old providing in excess of 50 years of cropping left.

Classified as Grade 3 the soils are recorded in the Soil Survey of England and Wales as being of the Upton 1 series. These soil types are described as shallow, well drained calcareous silty over chalk. The land lies on a slope southerly facing running from a height of 35 meters to 20 meter above sea level making it ideally suited for the growing of grapes.

Access to the land and property is via three rights of way over third party land. Should it be desired there is a further approximately 2.5 acres (1 hectare) of further land containing around 1,500 pinot noir vines, available to rent subject to negotiations.

Winery
The winery is contained in two modern steel portal framed buildings with steel clad roof and wall lining. The winery has capacity for 20,000 litres with potential to expand to 150,00
litres if desired, there are bottling and labelling facilities. The winery is located at the entrance from one of the rights of access with views across the vineyard and conveniently located in the center of the property for harvesting. There is a concrete pad adjacent to the building where a marquee can be placed when hosting events.

Potential Expansion
The site offers large scope for expansion through the growing viticulture tourism industry. Potential opportunities include but not limited to glamping pods, construction of formal tasting room, picnic within the vines and café. The further development of the site will be subject to planning policy.

Situation
The property is well located for visitors to visit the site. The M180 runs east to west about 4.2 miles to the north and provides access to the A1 in the west and the A1173 runs north east to south west about 5.7 miles to the south. Humberside Airport lies 4.5 miles from the vineyard and provides flights internally in the UK and across to the continent on a daily basis. (All distances are approximate). Hull has regular fast trains to London with direct trains taking 2 hours and 30 minutes.
