Situation
The land is conveniently and well-located in mid-Cornwall with long frontage to and direct gated access from the minor Council maintained road which leads from the main A3058 linking Newquay to St Austell. Summercourt is about 1 mile north of the land with junctions at both ends of the village onto the A30 trunk road giving good access to the east and west of the County.
The popular tourist resort and harbour town of Newquay is about 6 miles to the north and the City of Truro, Cornwall's principal, administrative, commercial and retail centre is about 10 miles to the south-west.

Special Conditions: The Vendor will retain the Sporting Rights on the land for his lifetime requiring the ability without interference to shoot and retrieve game over all of the land in due season. Currently, part of the southernmost field enclosure (about 1½ acres) is used to grow a cover crop for game shooting purposes. The Vendor reserves the right to rent this area of land from the purchaser in order to continue growing a cover crop for shooting purposes. This arrangement to be by way of a Farm Business Tenancy between the purchaser as landlord and the vendor as tenant for a period of ten years at an initial rent of £200 and with a rent review at the end of the third year of the tenancy.
