Location & Description
Wye Lea House & Annexe lies some 3 miles north west of the market and tourist town of Ross-on-Wye and commands magnificent easterly and north easterly views across its own landscaped grounds and the beautiful valley of the River Wye.
The greater part of the accommodation is at ground floor level, although the master bedroom and bathroom suite in the main house, together with the adjacent balcony, are at first floor level, enabling even finer views.
Within their time at the property, the current owners have almost completely remodelled the accommodation, and the whole is now heated by underfloor heating with gas from subterranean storage tanks.
From the entrance porch, one enters the superb 18' reception hall with solid Oak staircase and feature compass point incorporated within the Karndean flooring. From here one walks through to the outstanding 20' living room with feature Stovax wood burning stove and fine double glazed glazed Bi-Fold doors to the east enabling a stunning outlook across the lawn and mature trees beyond. To the south of this room there is the 19' garden room, whilst to the north is the 16' study.
Also approached from the reception hall is the 20' dining room and adjacent 21' kitchen which has a host of Miele integrated appliances. These include a dishwasher, oven and steam oven with warming draw, fridge freezer and induction hob set within the central island with an Elica cooker hood over. Not far away is a rear hall, utility room and boot room, whilst beyond same is the outstanding 29' music/games room, currently housing the superb, full size snooker table.
The ground floor also boasts two generous double bedrooms, each with lavishly appointed shower rooms and w.c.
To the first floor is the fine 14' master bedroom with dressing room, en-suite bathroom and separate w.c. Also the fine balcony with stunning views across the landscaped grounds.

Wye Lea Annexe
Positioned directly to the west of the main house is the single storey annexe/garage block, and this comprises a 17' sitting room, 12' fitted kitchen and two double bedrooms, one with en-suite shower room and w.c, the other positioned directly next to a bathroom and w.c. To the south of this block is a single garage with a gardener's cloaks and w.c to one corner, and remote controlled roller door, whilst adjacent is the main 26' deep double garage again with electric roller door and access to the roof space.

Garden & Grounds
One of the many appealing features of this property is the planting which has been undertaken by the current owners over their 30 years at the property.
To the south of the main house there is a lawn interspersed with gorgeous flower and shrub beds together with a pool and burbling stream descending into same. These give way to further areas of lawn and shrubs to the east, beyond which are some truly magnificent Lime and other deciduous trees which form a wonderful feature when viewed from both the house and other areas of the grounds. These areas are enhanced yet further when viewed from the balcony at first floor level. Towards the northern boundary is an extra large, double glazed green house and not far away a roomy equipment store, beneath which is a large soft water storage tank from where all cisterns from the toilets throughout the property are replenished, thus saving a huge amount of what otherwise would otherwise be purified drinking water. This subterranean tank is replenished by rainwater collected on the roofs of the house, garages and annexe.
Adjacent to Wye Lea House is a small, exclusive gated community solely for the over 55's.
The garden at Wye Lea has been designed to give a very high level of privacy from the road, and from the retirement cottages.
