In a lovely rural location between Albury and Chilworth villages with many countryside walks on the doorstep - a middle terrace modern cottage with practical accommodation including a ground floor study and two bathrooms, and a garage

The Location

Mill Reach is very pleasantly situated between the rural villages of Chilworth and Albury, less than five miles south of Guildford and is surrounded by miles of lovely countryside. Originally developed from Albury Mill the setting is very picturesque with the nearby large Mill Pond and various walkways and bridges over the waters flowing from the pond. The wildlife and birdlife are therefore very abundant and there are lovely walks to Chilworth Gunpowder Mills and St Martha's Church on the doorstep. Albury and Chilworth have their own village stores and pubs and Guildford is less than five miles with its historic High Street and excellent shops, restaurants and bars. Chilworth has a Primary School and Junior School and all of Guildford's schools are easily reached by car.

The Property

2 Mill Reach was built in 1997 by local developers and forms one of fourteen similar modern cottages set around some lovely water features, flowing from the nearby large mill pond. 2 is the middle cottage in a terrace of three and has a lovely garden at the rear which opens onto open countryside. The accommodation is light and practical with three bedrooms and two bathrooms on the first floor, all with lovely views, On the ground floor there is an entrance hall with cloakroom, a study, a kitchen/breakfast room on the front with a sitting/dining room at the rear with glazed doors to the garden. There is parking in the front garden area and another space in front of the houses and a garage in a nearby block.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 26, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
