Originally purchased as three self-contained apartments, Alexandra House has been painstakingly and sympathetically restored from top to bottom by the current owners, to now provide a stunning mix of contemporary and character accommodation, as well as a completely self-contained apartment on the ground floor, which currently generates an income via holiday letting. This excellent property would also lend itself ideally to multi-generational living, and could easily be converted to three separate dwellings again should the new owners wish.

The main residence begins on the first floor, a lobby leads on to a stunning L-shaped 6.38 x 3.68m reception room, with plenty of natural light flooding in through the windows and a woodburning stove with slate surround. An open archway from here leads on to the 3.27 x 2.77m modern fitted kitchen. To the rear of the first floor, there is another area, which is offers more space if required to the main living area, but could be utilised as a further holiday let or a third self-contained apartment should the new owners wish. The space on offer comprises a 4.17 x 3.36m reception room/office, a modern shower room, and a double bedroom measuring 3.16 x 3.10m.

The second floor of this building encompasses the sleeping area for the maisonette, with three large double bedrooms, a delightful modern shower room, and a wooden ladder staircase leading up to the useful 4.86 x 4.52m attic room, which would lend itself to further conversion, subject to the necessary permissions, should the new owner require the additional accommodation.

The self-contained ground floor apartment has it’s own entrance on the ground floor, which offers a lovely 6.25 x 3.35m kitchen/reception room, with sink, cooker and hob built in to a working surface. A door from here leads into the cosy 3.67 x 3.10m double bedroom, with modern en-suite shower room off. Also on the ground floor is a useful store room/utility room, with door on to a boiler room and WC.

All in all, this is a superb opportunity for an additional income stream, or larger family with plenty of living space and also potential for further expansion. The quality of the restoration works and the stylish features which incorporate modern and character, must be seen to be believed!

The property is positioned centrally in Llanwrtyd Wells, one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 850, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
