The current owner bought it when it was newly built 16 years ago and has kept it well maintained and elegant in style since then. “I have always loved Ascot and was keen to live in this area,” she recalls. “It was an attractive house, with spacious accommodation across three storeys. I loved its large kitchen that went right across the back of the property and opened on to the garden. I was also drawn to it because it had three good-sized bedrooms and three bathrooms. I particularly liked the huge master bedroom on the top floor, which had an en suite shower room and dressing area, as well as a lovely little alcove, and enjoyed great privacy from its position right at the top of the house.”

The exclusive development is believed to have been built on land that once belonged to the Crown Estate. The charming property, with its half-hung tile façade and pretty dormer window, sits in a leafy corner of the cul-de-sac. It is entered from the front via a hall leading to a downstairs cloakroom and spacious drawing room, which has a bay window to the front and an elegant stone, feature fireplace. “There is lots of natural light throughout the house,” she observes. “The drawing room is where we sit and watch television in the evening or spend time with visitors after dinner. It is also a lovely room at Christmas.”

Summer Sun
The kitchen dining room overlooks the garden and has been creatively designed to ensure one end offers ample space for food storage and preparation while the other can accommodate a dining table and chairs. “The kitchen is brilliant – there is so much cupboard space and plenty of work surface too,” she says. “It can also be a great social room. This is where we eat and where we often sit when friends visit. In the summer, we open the French windows on to the garden and walk out on to the deck to spend time outside in the sun. The garden enjoys the sunshine right from the minute it comes up.”

Generous Space
The first floor of the townhouse encompasses the generous guest bedroom, which has an en suite shower room and built-in cupboards. The other bedroom at this level is also a good size and the family bathroom is also on this floor. “All the bedrooms at this house are double in size,” she says. “We tend to use the bedroom at the front as a study as that works better for us. The front bedroom has always been a guest room, giving visitors plenty of space and their own bathroom when they come to stay.”

Height of Sophistication
The master bedroom suite embraces the entire top floor of the house. The dormer window within the main bedroom creates an alcove with space for a chair and there is a dressing area with built-in wardrobes. The en suite bathroom, which has been refitted, has a double shower. “I have really enjoyed this top-floor bedroom, just as I knew I would when I first saw it,” she agrees. While this suite makes a super master bedroom, it could equally be ideal for a teenager or grown-up child who is eager to have some space and separation from the rest of the house. It could even make a great office for someone seeking to work from home. “This is a very flexible house,” she agrees.

A relaxing place
The exquisite garden, which has a characterful brick wall at one end, has been beautifully landscaped by the current owner. “We have lights and heaters out there and love sitting out until midnight on occasion,” she says. On fine days, they have also enjoyed walking to Ascot Heath or playing golf at one of the many nearby courses. “This is a great place to be because you can get into London so easily by train, which I used to do when I was working, and we have lots of good shopping areas and restaurants within the surrounding area,” she continues. “We also have a lovely local community here that I will really miss when I leave. The thought of moving on from here is breaking my heart. We are only leaving now because we are relocating. It has been such a wonderful place to live.”

Setting the scene
To the front of the house on Highgrove Avenue is a driveway providing off-road parking and a garage. To the rear, the property opens on to a beautiful garden, with a decked terrace, lawn and established, colourful plants.
