The vendor says: “ the peaceful, sheltered location right in the centre of Rode and the attractive traditionally stone built home really appealed to us when we moved here 8 years ago. The house is built in a cottage style with stone elevations under a clay Roman double tile roof and is a unique design of one of three in a quiet private cul de sac. There is a garden on two levels with a copper beech hedge at the rear, with pear, apricot, maple and hazelnut trees with views over the old roofs in the village giving a Mediterranean feel. There is a wide, large terrace at the side which gets the sun all day and is a lovely spot to enjoy the view of swallows and swifts in the summer. A brick paviour drive gives parking for two additional cars, and there is an integral garage as well.”
“Inside we spend most of our time in the spacious kitchen/breakfast room which has white gloss units, black granite work surface and large porcelain tiled floor with underfloor heating. The hob looks out over the table so the cook can chat to the guests while preparing the meal, and there is a sociable breakfast bar. French doors lead out to the terrace. Double Oak and glass doors open out fully to the spacious sitting room. A useful utility room is adjacent to the kitchen with space for a washing machine and tumble dryer together with a butler sink. This leads into the integral garage which has auto lighting, an electric roller door with remote controller, power, light and water. There is also a downstairs cloakroom off the hall. The house gas underfloor heating with thermostats in every room, and the house is very cosy but economical to run with wood frame double glazing and a ‘B’ rating for EPC.”
“Upstairs there are four double bedrooms, but we use one as an office with two desks, and one as a single bedroom. The principal bedroom has an en suite shower room with and there is a family bathroom with a bath with shower over and shower screen and heated mirror. Both bathrooms have large glazed tiles and marble shelving with Villeroy and Boch sanitaryware and Hansgrohe fittings. Although the house is built in a very traditional cottage style it is technologically advanced inside with gas underfloor heating throughout and all rooms wired for wall mounted TVs, and ceiling speakers for TV and audio in every room with the two main reception rooms having built in ceiling speakers. The Cat 6 cabling network means that working from home is very easy.”
“The village of Rode has a great sense of community. There is a primary school in the village, a post office, and Cross Keys pub. The village has very little through traffic, so is very peaceful and friendly. We often do a lovely circular walk from the house down to the River Frome and stop off at the excellent Mill at Rode pub overlooking the river for a drink or supper.”
