Located on the edge of the villages of Lympstone and Exton, Ivylea is a charming family home. Originally a bungalow and smallholding, the property was extended and developed into a two storey house several years ago creating a lovely family home, set in easy-to-maintain grounds of 0.7 acres. From the front path, a door opens into a spacious entrance porch and then through to the hall, with doors to an office / study on one side and a dual-aspect sitting room the other side of the hall, with wood-burner and lovely views over neighbouring fields. There is a modern kitchen/dining room with a range of fitted units, timber work surfaces and a slate floor. A door leads to a very useful utility room with hand wash basin and a WC. In the dining area there is an open fire, space for a dining table and an opening into the living room. A lovely addition to the house, the living room has bi-fold doors out to the garden and also has a wood-burner.
On the first floor are four double bedrooms, all with beautiful views over the surrounding countryside. The master bedroom has an en suite and a Juliette balcony enjoying views over the fields, as far as Woodbury Castle. There is also a family bathroom with bath and separate shower. Outside, the house sits in the middle of a generous plot of 0.71 acres. At the front is a gravelled parking area with outbuildings and a lawn. There is access to the rear garden on both sides of the house, one side being a vehicle's width. The rear garden has a large patio adjacent to the house, an area of level lawn with a number of fruit trees and a summer house. At the far end of the garden is the former chicken/pig-rearing area and kitchen garden that is now planted with a self-sustaining willow coppice to supply firewood for the house. The wood-burning stoves and open fireplace downstairs provide more than enough heat for the central heating not to be used throughout the ground floor.
A wonderful opportunity to purchase a family home in the East Devon countryside, yet minutes from nearby villages.
SERVICES: Mains electricity, oil-fired central heating, private water supply (from a well in the rear garden - there is a pump and a filtration system) and private drainage.
Situation
Lympstone grew from an ancient settlement on the eastern shores of the Exe estuary. The village built its reputation on maritime trade and agriculture and it still retains its links with the past, with local firm Inghams Fisheries selling their weekly catch of everything from lobsters to dabs in the riverside Fish Shed.
The village has a well-established primary school, a GP surgery, two churches, four public houses, a café and village stores with extended opening hours. The half-hourly Avocet line train service, with its beautiful views across the River Exe, operates between Exeter and Exmouth. The award-winning Darts Farm, a destination store selling local Westcountry food and drink and lifestyle products, is a ten minute drive away.
The village supports a wide selection of clubs and societies, including lively sailing and tennis clubs, an active gardening club, film society, and other societies bringing live music and drama to the village and fostering home-grown talent.
Directions
From Exeter and Topsham head towards Exmouth along the A376. Continue through the villages of Ebford and Exton and on passing Lympstone Commando take the next turning on the left, just before the Nutwell Lodge pub, into Porters Lane. Continue along the lane and the house is found on the left hand side.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 5, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 5, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 5, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
