An attractive and spacious semi detached Victorian cottage situated in this much sought after village.
Situation
Christmas Cottage is located in the popular village of Abbots Morton, one of Worcestershire's most picturesque villages made up of predominantly period black & white timber framed buildings. Surrounded by attractive rolling countryside, Abbots Morton is located towards the eastern fringe of Worcestershire, close to its border with Warwickshire. The area is extremely well served with the nearby villages of Inkberrow, Flyford Flavell and Radford which have an excellent range of local facilities including pubs, primary school, doctors and village stores. The local market towns of Alcester and Pershore have a wide range of shopping and leisure facilities and further afield at Worcester, Stratford upon- Avon and Birmingham. Much of the area around The Ridgeway is owned by the Ragley Estate, and the excellent award winning Hillers Farm Shop which sells local produce is only a 5 minute drive away. There are also plenty of excellent schools, to include Alcester Grammar School, King's School and RGS in Worcester, Malvern St. James and Bromsgrove School. For the commuter there is easy access to the M5 at Worcester, M40 to the east and M42 to the north providing routes to Birmingham in the north and London to the south. Trains run from Redditch into Birmingham and from Evesham with connections through to London.

Description
Christmas Cottage is an attractive semi detached Victorian cottage which has been extended to provide spacious family accommodation. The entrance hall has a useful understairs storage cupboard and a door through to the ‘L’ shaped sitting room which has a window to the front elevation, fitted shelving and a feature brick fireplace with a quarry tiled hearth and a wood burning stove. The adjacent dining room is dual aspect and has an arched display recess with a picture light. The kitchen is flooded with natural light having a window overlooking the rear garden together with two large velux windows. There is an excellent range of fitted units with granite worktops and integral appliances to include a Lamona induction hob with a chrome and glass extractor over and a Bosch double oven. Recesses make provision for an American style fridge freezer, a dishwasher and a washing machine. There is a door to a separate cloakroom which houses the Worcester oil fired boiler together with a low level WC. A panelled and half paned stable door leads from the kitchen to the rear hall where there is a further stable door leading out to the rear garden.
Stairs with wooden balustrading lead from the hallway to the first floor landing where there is a master bedroom which overlooks the rear garden and has fitted wardrobes. Two further bedrooms both have original Victorian feature fireplaces. The family bathroom is modern and has white suite with a panelled bath with a rainwater shower over, recess down lighting and a tiled floor.

Grounds and gardens
To the front of the property there is a lawned fore garden and flower borders with off road parking for two cars. Gated side access leads through to the rear garden which enjoys the afternoon and evening sun and is private being fenced and part walled. A good sized paved terrace is a nice seating out and alfresco dining area and there are two useful garden stores. A raised lawned area has retaining sleepers and there is a wooden garden shed.

Broadband availability and predicted speed: obtained from Ofcom on June 10, 2022

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 22, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
