Almeley House is situated in the heart of the north-west Herefordshire village of Almeley and lies in a prominent position directly opposite the village church with a 'well-performing' primary school, thriving public house with shop, access to countryside walks and a bus service.
The property was built in the mid-1700s by Lord Foley for the Land Agent of the nearby Newport Estate. As one would expect for a house of this age and stature there are many historic features. Original Oak floors run through the house with many of the rooms having panelling and open fireplaces. In keeping with the property's age, there are large multi paned windows with original shutters as well as high ceilings giving the whole house a light and airy feel.
There are a number of large reception rooms on the ground floor with a beautifully fitted handmade kitchen/breakfast room with doors leading out onto the garden. Also on this floor is a cloakroom and a useful utility room with access from an elegant entrance hall to a good-sized cellar. On the first floor, there are three comfortable bedrooms, one of which enjoys a jack and Jill en-suite, as well as a family bathroom. On the second floor there is a large bathroom and three further double bedrooms all enjoying views towards Hay Bluff in the distance.
The property stands in well stocked and well-presented gardens of just under half an acre, that sweep predominately around to the rear of the house and are walled on two sides and includes an abundance of mature trees, shrubs, and floral borders, all of which enjoy privacy from the rest of the village. In addition, on the opposite side of a small courtyard which is used for parking, is a one-bedroom self-contained annexe. This is ideal for a relative or a holiday let and, with minimal work, could be converted to provide two-bedroom accommodation.
Services and Considerations mains electricity and water, oil fired central heating and private drainage. It is not our company policy to test services and domestic appliances, so we cannot verify that they are in working order. Any matters relating to rights of way should be checked with your solicitor or surveyor. Council tax band G = £3506.25 pa. EPC N/A - Listed Tenure freehold.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 14, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
