Nestled in leafy grounds of almost an acre, in a tranquil corner of Kier Park, Roxburgh is quite simply a magical home. With private access on to the Old Mile at Ascot, an indoor swimming pool and a host of other leisure facilities, it is a lifestyle property just waiting to be enjoyed. Indeed, the current owners were not even intending to buy a home in Ascot when they fell in love with it 15 years ago. “We had actually driven up from Cornwall to see a house in the New Forest when we stopped for lunch with friends in Ascot and happened to see it advertised in the window of an estate agent,” one of them recalls. “We went to have a look at it and were completely taken with its setting. It was tucked away in beautiful, natural gardens, in a wonderful, private spot in Kier Park, which was itself a fabulous place. The moment we saw it, we knew we could transform it into the perfect home for us.”

A life of Leisure
As soon as the sale had been completed, a huge renovation and upgrading project began on the house. This saw the property extended, rooms opened up and remodelled, and a whole array of new and sumptuous features brought in. “The indoor swimming pool was already here, and it was really just a case of renovating and upgrading that,” he recalls. “I swim like a fish and was very keen to have an indoor pool that we could use regularly. Our children and grandchildren have also really enjoyed it whenever they have visited.” The pool area has shower and changing facilities and there is also a sauna. “In the past, we have also enjoyed having a hot tub in the garden too,” he adds. “Doors from the swimming pool can be pulled right back on to the garden during fine weather.”

That was perfect for me – in fact it is probably every guy’s dream!” he agrees. The ground floor of the house includes a cloakroom and utility space, as well as another hidden treasure. “We also added a cinema room, with a large screen and sound system, so we could sit and watch films whenever we chose,” he adds.

The opulence of the property continues up on the first floor, where a galleried landing leads to all the sumptuous bedroom and bathroom accommodation. The magnificent master bedroom encompasses a bank of built-in wardrobes and gives on to a sizeable en suite bathroom. Three other bedrooms – one with a Juliet balcony – also have their own shower rooms, while the other has exclusive access to the family bathroom. “Everything was beautifully finished by my wife who took responsibility for the interiors,” he adds. “We even had a television installed in the master bedroom that came out of the ceiling.”

One of just four houses with a private gate on to the Old Mile, Roxburgh is an idyllic home for anyone with a passion for racing. “We loved being able to go to Ascot Racecourse whenever we chose,” he recalls. “We would also often walk the half a mile or so down to watch the coaches come in during the five days of Royal Ascot.” While the gated property itself offers utter privacy and seclusion, it is also in a convenient location for reaching shops, supermarkets and sought-after schools. It is easy to get to airports and major road connections and to travel into London. “It is a great place to live for many reasons and this place in particular is very special,” he adds. “When you come into Kier Park and then drive up towards the house, which is tucked right away in the corner, you realise what an incredible location it is and what a wonderful lifestyle it can offer.”
