Attractive stock farm in highly scenic and accessible location

Description

Lot 1 - Brownsbank Farmhouse is an attractive farmhouse set in an elevated position and benefits from extensive far reaching views to the south over the surrounding farmland and the Lanarkshire countryside beyond. The farmhouse is conveniently located at the centre of farm enabling easy access to the farm buildings during the busy periods of the year. Constructed of stone with a harled finish the house lies beneath a pitched slate roof and provides comfortable family accommodation over two floors as shown on the accompanying photos and floorplans. The house has been well maintained and provides spacious living and bedroom space ideally suited for a working farming family. The accommodation on the ground floor flows from the welcoming front porch and once inside the sitting room and dining room are situated on either side of the hallway. The two reception rooms, which benefit from an abundance of natural light, are south facing and look out over the well maintained gardens. At the rear of the house there is a contemporary, open plan kitchen with breakfast bar and range cooker. Off the kitchen there is a useful utility/boot room which also connects to the outbuildings. On the first floor there are four double bedrooms , the principal bedroom with en suite shower room; the others are serviced by a family bathroom.

Gardens and Grounds
The garden sits to the front of the farmhouse taking advantage of its south facing aspect. Much of the garden is down to lawn with a central flower bed which has an array of colour during the summer months. Surrounding the garden there are a number of mature shrubs and trees which give shelter and screening from the farm buildings. Wrapping around the house there is a patio which is ideal for outdoor entertainment and dining. Close to the back door there is a gravel parking area and a traditional range of buildings which provides useful storage space, kennelling and plant room for the bio-mass boiler.

Bungalow
Woodsyde is an immaculately presented modern bungalow situated a short distance away from the farm buildings. Internally the accommodation is light, bright and spacious with flexible living and bedroom accommodation. Of particular note is the sitting room which has a panoramic window looking out over the farm. The kitchen is open to the dining room and there is a connecting door to the sitting room. There are three double bedrooms and a bathroom. Accessed from the back of the house is a useful tool shed and boiler room. Woodsyde is subject to an occupancy condition restricting its occupation to someone employed or formerly employed in agriculture.

Surrounding the house there are beautifully maintained gardens and grounds. To the front and side of the house there are mature lawns which are edged by well stocked and colourful beds. Close to the back door there is a kitchen garden and greenhouse. Lying out with the perimeter of the house there are additional garden grounds which further enhance the appeal of Woodsyde.

Land
Lot 1 extends to 387 acres and comprises 170 acres of arable and temporary pasture, 180 acres of permanent pasture and 26 acres of woodland. The farmland rises from 250m above sea level at its lowest point, close to a burn which runs along much of the southern boundary. The land then rises to 426m above sea level at the top of Broomy Law. The land is classified as 4.2 by the James Hutton Institute for Soil Research across much of the farm with an area of Class 5.2 on the steeper eastern boundary.

The soils are of the Sourhope series which comprise brown forest soils and are derived from drifts of old red sandstone. The land is ideally suited for the production of good grass and some rotation crops. The majority of the fields are accessed from the farm steading or through a series of internal farm tracks. Good crops of grass can be taken for silage and in the past a number of fields have grown cereal crops for winter feed and bedding.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
