Secondary options are plentiful, with Guilsborough, Market Harborough, Rugby, Oakham, Uppingham, Leicester and Northampton all within easy reach. Communications to the area are excellent. The A14 is approximately 3.5 miles to the south with the M1 and M6 to the west, providing good motorway connections. There are mainline rail links from Market Harborough and nearby Kettering, both offering regular HST services into London St Pancras International.
Sporting and recreational activities are well catered for in the area. Water sports, including sailing and fishing, on Rutland Water, near Oakham, Pitsford Reservoir at Brixworth and fishing on Eyebrook Reservoir near Uppingham, and golf at Oundle, Wellingborough and Kettering.

The Property
Under the same family ownership for many years, Wyndham has been a cherished family home. The accommodation to the ground floor has a warm, inviting, cottage-like feel and is entered through a porch into a hallway, off which the principal rooms radiate. To one side is the kitchen, with a tiled floor white painted kitchen cupboards offering ample storage and space for a dining table. A doorway leads through to the utility room overlooking the garden, providing a useful laundry area and with access to the garden. To the other side of the hallway is the spacious living room, a lovely and light room looking out over the gardens, and is open plan to the dining room, a generously sized entertaining space also with views over the gardens. From the hallway is an additional shower room, and the bedrooms can also be found, with the master bedroom having fitted wardrobes and an en-suite bathroom, and two further good-sized bedrooms, both with fitted wardrobes. A work room, with French doors to the garden and adjacent cloakroom can be accessed from the garage, completing the accommodation.

OUTSIDE
Wyndham is approached via double wrought iron gates over a gravelled in and out driveway, with a single integral garage set to one side. The front garden is mainly laid to lawn, with mature trees and shrubs dotted around, offering screening and privacy to the house. To the rear, a terrace is positioned to enjoy the garden, which is laid to lawn, with herbaceous borders running round the edge, giving a variety of shape and colour throughout the year. A further terraced area is located towards the end of the garden, with a delightful summer house in which to store garden furniture.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
