The developer will be required to obtain any necessary consents and comply with any environmental regulations. This license can be provided for a fee of £2,000 for an initial 12 month term and then £250 pcm thereafter payable, in advance to tenant of the land, and the tenant will require the site to be reinstated at the end of the works to include the replacement of the hedge.
ACCESS
The developed properties will have a permanent right of access over the access coloured brown on the plan. The responsibility for repairs and maintenance for that access shall be shared equally between the 4 properties.
In respect of the access, the developer shall have the right to extend the access eastwards into the verge under the hedge subject to the extension being in a tarmac finish similar to the existing surface with waring and baring course installed in accordance with industry standards.
DRAINAGE
Condition 9 of the planning permission envisages that surface water shall be managed through a soakaway system within the development boundary. Should this prove not to be feasible then the vendor will provide an easement for that soakaway to extend on to the vendors retained land subject to the routes being agreed.
SERVICES
The vendor will provide a right for the developer to install foul water, telephone, mains water and electricity on their retained land in one service strip either as being between points A and B or C and D on the plan. This is subject to all services being installed underground to a depth in accordance with industry standards.

DEVELOPER OBLIGATIONS AND ACCOMMODATION WORKS REQUIRED
FOUL WATER
As part of the development, planning requires for foul water to be discharged into the main drains which is located in the road along Church Hill. As part of this connection the developer will also be required to connect 1 and 2 Church Hill into that mains drainage in place of the existing septic tank which is located broadly at point Y on the plan.
As part of the development, the developer will excavate and create 2 parking spaces of 4.5 m by 3.5m dimensions as indicated pink on the plan attached using a gravel “grid pave” system with under base constructed in accordance with manufacturers recommendations. Such space to be fenced on 3 sides in sawn post and 3 sawn rails with sheep netting.
The developer will erect a picket fence with gates 1 metre from the frontage of Nos. 1 and 2 Church Hill as shown on the attached plan. Such fence to be 3 ft high in tanalised timber with centre divider and gates at either end.
RESTRICTIVE COVENANTS
The developer and their successors in title will undertake not obstruct or block the access marked brown on the plan.
The development shall be constructed in accordance with the approved plans and the developer shall obtain the vendors prior approval of the materials to be used externally on the walls and roofs under condition 4 of the planning application prior to seeking approval to the discharge for condition.

On reaching the main Hereford to Monmouth road, turn right towards the village of St. Weonards taking the second left onto a one way road (just after the Post Office & Stores) and Church Hill is just 150 yards down on the left.
