  • Fabulous edge of village setting with uninterrupted southerly views across the Stour Estuary & picturesque surrounding countryside

  • Mature gardens with hedged boundaries
  • 4.35 acre adjoining arable field included, subject to, a farming tenancy in favour of the local farmers (ie not with vacant possession) with a current rent of £405 per annum.
Enjoying stunning, panoramic views across the Stour Estuary, an edge of village bungalow offering scope for refurbishment or redevelopment (subject to planning).

Stour Bungalow enjoys a tucked away setting on the edge of the village of Harkstead with panoramic, south facing views across the neighbouring farmland to the River Stour. An ever changing scenery of land, river and sky presenting interest all year round, with the river bank and its secluded beaches just a 500 yard footpath away.

The bungalow is understood to date from circa 1926 and until the recent passing of the last owner, had been her home for the whole of her life, as the third generation of a local family who had built the bungalow, while living in the neighbouring Stour Cottage.

Sited on a 0.44 of an acre plot, which includes an L-shaped garaging/store range and sheltered gardens, Stour Bungalow offers a straightforward layout of accommodation extending to some 1,383 sq ft, which includes a central hallway with two front reception rooms, two bedrooms, a snug and a kitchen hall. There are in addition two shower rooms and a utility room, whilst running along the front is a more recent conservatory.

The property is unmodernised, save for an oil-fired AGA, has a few night storage heaters and open fireplaces.

In addition there is a narrow ‘peninsula’ of land to the south west which has been used as a kitchen garden.

STRUCTURAL CONDITION

The property shows significant and obvious signs of structural movement with cracking evident in a number of rooms, which suggests there is a subsidence issue, and which in the agent’s opinion would make the property questionable for insurance and therefore mortgage advance.

REFURBISHMENT/REDEVELOPMENT POTENTIAL

The bungalow, its outbuildings and gardens, is offered as it stands, with potential to be refurbished and extended. In light of a number of contemporary redevelopment schemes of individual properties in the vicinity, there would appear to be a precedent for the possible redevelopment on the site, subject to planning. At this stage no enquires have been made of the local planning authority.

4.35 ACRE AGRICULTURAL FIELD - SUBJECT TO FARMING TENANCY

Situated to the south of Stour Bungalow is a 4.35 acre agricultural field, the freehold of which is included within the sale, but which is subject to a farming tenancy in favour of local farmer who crops the field in conjunction with their adjoining farmland. Annual rental income £405.

LOCATION

The popular village of Harkstead is nicely tucked away on the Shotley Peninsula, close to the banks of the River Stour. The nearby village of Holbrook (1.5 miles) has an active local community and offers a useful range of local amenities, including a village supermarket, primary and high schools and a local doctor’s surgery. There is a full range of shopping and commercial facilities in the county town of Ipswich (6 miles), whilst from nearby Manningtree Station (7 miles) there are regular rail services to London Liverpool Street Station taking about 65 minutes. Throughout the Shotley Peninsula there are many footpaths and bridleways and both the Stour and neighbouring Orwell Estuaries provide a wide choice of water sport opportunities including potential for a tidal mooring in the river and Holbrook Creek.
