Description

The house is on the southerly wing of the main building and backs onto lovely parkland grounds and in a quiet and peaceful spot. Once the conservatory of the main house it is now a stunning family home but would also make an ideal second home. The magnificent Grade II Listed Italian Pavilion forms part of the Mansion House on the historical private 42 acre Tehidy Estate once home to the famous Poldark’s’ Basset family. They were one of the most powerful families in Cornwall with extensive land and mineral rights and date back to the 12th Century.

From the parking area stone steps lead up to the front door and in to the entrance lobby. To the left is a good sized double bedroom with windows to the front with plantation shutters and an en suite shower room. To the right is the entrance to the main living room. This room with its double volume ceiling, part mosaic flooring and large arched windows overlooking the gardens and trees beyond belies its previous use as the conservatory of the mansion house. This versatile triple aspect room with large central bay window is some 57 foot in length and is cleverly arranged to accommodate a dining area and seating area which still leaves plenty of room currently for a grand piano. Double doors also lead out on to the raised entertaining terrace. Leading off the main living room is a further dual aspect double bedroom with en suite shower room and the kitchen breakfast room.

The large kitchen/breakfast room has limed oak wall and base units along with a large central island. There are integrated appliances to include an under counter fridge, oven and dishwasher along with a gas 4-ring hob. There is ample space for a large free standing American Style Fridge Freezer and dining table. Off the kitchen through an open archway is the spacious utility room which houses the central heating boiler, a sink, space and plumbing for both a washing machine and tumble drier. The kitchen also opens into the secondary sitting room. A bright and airy room with a lantern style roof skylight and three sets of French doors all leading out on to the entertaining terrace.

Stairs lead from the centre of the main living room to the first floor where the further three bedrooms are. The first door on the left opens in to the principal bedroom or rather suite There is an entrance lobby off the landing with an en suite shower room on the left with large walk in shower, dual sinks and mirrors. The bedroom itself was formerly the Billiard Room and is a very grand room featuring a most magnificent mural that frames the whole room along with an impressive 12 panel glass pyramid style skylight. There are two further double bedrooms and a family shower room off the landing along with a cupboard housing a hot water tank.

Access to the cellars is via a door under the terrace. This is a very large area covering the space under the terrace as well as the pavilion itself. There is also direct access in to the cellars from the Annexe. The current owners have obtained planning permission plans to convert the cellars to create an indoor swimming pool, cinema room and gymnasium. Further details can be obtained from the agents.

The Annexe whilst partially attached has a separate entrance. On turning left by the mirror on the main drive take the first left on to a shared driveway. The half glass panelled front door opens directly in the main living area. The property has recently been renovated and has oak flooring in the living area. French doors overlook a courtyard and two raised semi-circular windows overlook the terrace. The kitchen area has modern gloss grey wall and base units with a woodblock work surface, a modern ceramic hob, built in oven, fridge freezer and dishwasher. Two steps lead down to an inner hallway with a cloaks cupboard. At the end of the hallway are stairs leading down to the cellars and stairs up to the first floor with a half landing having a door out on to the terrace. On the first floor there are two good sized double bedrooms. Both overlook the terrace and Italian garden and both have en suite bathrooms one with walk in shower the other with a bath with overhead rain shower.

To the side and front of the property is a neat lawned garden with a gravelled parking area with ample parking for several cars. There is also an attached garage to the west of the annexe. French doors from the secondary sitting room lead out on to the private raised entertaining terrace with stone balustrade with steps leading down to the gardens. The terrace overlooks the very attractive sunken Italian Garden which is for the use of all the residents and is maintained by a management company.
