Situated in a lovely rural location, Middle Cottage is a Grade II Listed thatched cottage adjoining the well maintained churchyard of St Mary’s Church, West Worlington. It has recently been rethatched (completed in 2022) and decorated, and is offered for sale with no onward chain.
The property offers spacious two double bedroom accommodation and is presented in a lovely condition. It opens into a floor tiled vestibule with coat hanging space, electric meter and mains stop tap. The open plan, period beamed living space is a good size and enjoys a large illuminated stone inglenook fireplace with bressemer beam over and brick hearth, a wood burning effect electric stove and lighted bread oven. The spacious dining area adjoins the kitchen and separate archways lead to the study/storage area and stairs.
The stairway, with window overlooking the churchyard, opens onto a period timbered landing. The landing accesses the two double bedrooms both with period beams and one with a pretty closed-off stone fireplace with bressemer beam. The separate bathroom with white suite enjoys views from the window looking out to the church. It has an airing cupboard, a lagged water tank, immersion heater and electric wall heater. From the landing, the fully insulated loft space is accessed by a loft ladder. The loft has electric light connected.
Outside, the cobbled steps lead through the front garden which sets the cottage back from the road and a small cobbled area adjoins the cobbled pathway leading to the archway accessing the church. A short distance from the cottage is parking for 2 cars and a part stone, part rendered timber clad outbuilding provides secure storage space. The outbuilding has power, light and water connected. From the parking area a path leads to a secluded south-facing garden which is laid partly to lawn with bee-friendly flower beds and borders. A summerhouse offers a lovely peaceful spot from which to enjoy the stunning countryside.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 12, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
