We are delighted to offer to the market a great new property situated within the Paintworks area of Bristol, which has great transport links to the city centre, Temple Meads and surrounding areas of Bristol.

This three-bedroom house offers great space and modern fixtures and fittings throughout. On entering the property there is a downstairs WC and the kitchen at the front with window over the pretty front street. To the rear is a spacious living room/diner with doors onto the sunny rear garden. Up to the first floor there are two double bedrooms (one with en-suite shower room), a single bedroom and a family bathroom with shower over the bath. The current owners have lived in the house from new keeping it immaculate throughout whilst adding some lovely décor to finish this cosy home. The house also comes with an allocated, gated underground parking space.

The Paintworks is a fantastic modern development located just off the Bath Road. It is very highly regarded, being ‘a genuine attempt to regenerate a mixed-use district centred primarily on a sense of community and in so doing provide a model for others to build on elsewhere’. There are 331 residential dwellings within the Paintworks, but this is far from a simple residential development. The mix of creative tenants, exhibition/event space and popular café/bar quickly defined a distinctive emerging character in Paintworks' early years.

"We’ve lived in the Paintworks for almost 6 years and have really loved our time here. It’s in a great location - it’s really easy to get to Temple Meads and into the city centre or to places like Wapping Wharf and the Harbourside. The shops at Sandy Park Road and Avonmeads are also just around the corner, not to mention Bocabar on your doorstep if you need great pizza or a beer to finish off the day (Paintworks residents get 20% off too). Our daughter loves having Arnos Vale park on our doorstep too. The house itself is a great space - it’s bright and airy and the garden is a real sun trap! It’s also a bit more interesting than your typical new build, but is still really well finished and is very low maintenance. We also love being on a pedestrianised street - it’s been perfect for our young family, and it means we’ve got to know our neighbours really well too. We will definitely miss the Paintworks community when we move (and the hair dressers, beauticians and Bristol Eats pop up food stalls - all in Paintworks!)"

The Paintworks also thrives from its proximity to several other popular areas of Bristol. Just a short walk up the hill are the popular independent shops, eateries of Totterdown, such as The Bank, Florence and the award-winning Farrows Fish and Chips. The area is popular for the character of the houses, the feeling of community and the abundance of local green spaces. From the house, it is a short walk to Perrett’s Park, Arnos Court Park and the larger Victoria Park. Arnos Vale Victorian Cemetery and woodland are also home to Cleverchefs and a programme of events including Pop-up cinema, theatre, tours and classes. All parks nearby are very popular with local residents and combined with the tree lined streets and avenues in the area, give this location a particularly green feel. The area is ideal for commuters, being walking distance to Bristol City Centre, Temple Meads Train Station and the major areas of employment around Temple Quay. There is also a 2km cycle path to Temple Meads, making this a great option for people who regularly commute to London. Residents of this area also benefit from being within reach of the bars and restaurants just a short walk away along the Harbourside and in the City Centre itself. Spark Evans Park is across the river as well as Avon Meads shopping centre, which includes shops such as M&S, Boots, The Range, Costa Coffee and a Cineworld cinema.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 24, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
