Description

The Old Rectory is a charming family house situated next to All Saints Church in the village of Burmarsh and on the edge of the atmospheric Romney Marsh with its abundant wildlife, historic medieval churches and big skies.

The house offers splendid family accommodation with plenty of reception rooms and a generous ratio of bathrooms to bedrooms. The ceiling heights are excellent and the house is naturally light.

To the rear and side of the house is a four car garage with first floor that, subject to permission, would make a very generous annexe or secondary accommodation. As it stands it provides excellent storage.

The garden and grounds extend to approximately 2.46 acres and offer up views to the north of the escarpment with views to Lympne Castle and the Safari Park. The present owners have never used chemicals on the land and favour a natural organic approach to the gardens and grounds.

Location

Burmarsh is a small village with a pub, church, and playing field. Hythe (5 miles) is the nearest sizeable town with the Docker Brewery and Bakehouse and Unit 1 Ale House and Kitchen which provides a cool vibe to enjoy local craft beers and pizzas. Facilities include Waitrose, Sainsbury's and Aldi supermarkets along with general shops and services, beaches and the Military Canal.

Hythe is one of the historic coastal Cinque Ports, situated on the edge of Romney Marsh and originally having been formed in the 12th century for military and trading purposes.

This lovely market town with its eclectic mix of medieval and Georgian buildings together with Victorian promenade boasts a bustling high street with independent shops, supermarkets, restaurants and excellent recreational facilities. The serene Royal Military Canal, stretches for 28 miles, with cycle and walking routes and during the summer season, rowing boats can be hired. Situated on the banks of the canal is the Romney Hythe & Dymchurch railway with day trips through the picturesque Kent countryside to Dungeness at the southernmost point of Kent.

Clubs and facilities include Hythe Lawn Tennis Club, Hythe Cricket and Squash club, Hythe Bowling club and skateboard park and an excellent range of water sports and Hythe and Saltwood Sailing Club. Golfers are spoilt for choice with Sene Valley Golf Club, Sandwich’s Royal Saint George Course, Littlestone Championship Links Course and Rye Golf Club all being nearby.

Main roads provide access to the M20, M25 and the national motorway network and Gatwick and Heathrow airports. Whilst ferries run from Dover (20 miles) to Calais in about 90 minutes.
