Features and description

'We've loved living in St Werburghs for the past three years, and are so sad to be leaving. With friendly neighbours, a variety of shops and restaurants right on our doorstep on Mina Road, outstanding pubs like the Duke of York close by, and access to peaceful green spaces such as Narroways Nature Reserve, it's been a wonderful place to call our home. We had a great time updating the property during our time there, and hope the new owners enjoy living on John Street as much as we have.'

John Street is located in the heart of St Werburghs, an area of inner city Bristol in high demand due to the strong community feel and beautifully designed homes. St Werburghs is home to a number of popular cafes, shops and attractions including The Better Food Company shop, Napolita Café, The Cauldron, Wiper & True Brewery, as well as the Undercover Rock climbing centre in St Werburghs Church. Bloc climbing gym, the largest bouldering centre in Bristol is just around the corner. The area's popularity derives in a large part from its sense of community, but also from its close proximity to Bristol City Centre, Greenbank and Cheltenham Road. The nearby M32 makes the area ideal for commuters, providing easy access to Bristol Parkway and in turn to the M4. St Werburghs Primary School is very central to the area and has a good reputation, enhancing the pull of the area to families. St Werburghs Nursery School is also close by and is rated 'good' by Ofsted. The St Werburghs City Farm and Café is well known throughout the city and combined with the local allotments is a good example of the area's individuality and independence from surrounding suburbs.

Nestled into the beautiful St Werburghs community is this sympathetically renovated bay fronted Victorian home. The front reception room houses a blue block tiled fireplace with newly laid flooring. The kitchen has been opened up with the dining room, creating an open-plan living area, with a U-shaped kitchen that has real wood countertops, Butler sink, as well as plenty of cupboard space. There is newly-fitted flooring, and a bespoke fit shelving unit to one side of the chimney breast. The first floor comprises two double bedrooms, both with wooden flooring, alongside a newly finished bathroom with both bath and walk-in shower, as well as tastefully tiled floors and walls. Large French doors from the kitchen lead out onto a south-east facing garden, with a shed to the right hand side, and a patioed area in the elevated section.
