Pennybridge Lane is a quiet, narrow country lane running from Lake Street, down to Coggins Mill on the outskirts of the sought-after village of Mayfield which is reached within approximately 1.7 miles Initially there is a shared driveway off Pennybridge Lane which serves the barn and the oast, then a private, electric gated drive to Pennybridge Oast, which leads to the outbuildings and car parking.

Mayfield is a beautiful, historic hilltop village, dating back to the 10th century and full of character properties and with a vibrant village community. Amenities include a tennis club and cricket club, doctors’ and dentists’ surgery, a well-regarded village primary school and Mayfield School, a private senior school for girls. There is good local shopping in the village with a butchers and bakers, chemist, general stores, a number of specialist shops, including a delicatessen and wine shop, plus cafes and pubs, including the historic Middle House Inn, well known for its food. Alternatively, Wadhurst village also offers very good amenities, being reached within approximately 3.9 miles.

The main town is Tunbridge Wells, about eight miles to the north, reached via Lake Street and then the A267, through Mark Cross and Frant villages. Here there are more comprehensive amenities, including supermarkets, high street shops, out-of-town retail park, two theatres, cafes and restaurants and leisure amenities including cricket, tennis, golf and rugby clubs, health centres and gyms. Crowborough is a good alternative being approximately six miles away and the market town of Heathfield approximately 7.7 miles.

Mainline rail: Tunbridge Wells and Wadhurst stations provide a commute on the South Eastern line, whilst Eridge station to the north west (approximately 9.4 miles) provides an alternative route on Southern Rail as does Crowborough (at Jarivis Brook) approximately 5.8 miles.

State and private schools: There is a very good choice in the area, including primaries in Mayfield and Wadhurst, Preparatories in Five Ashes (Skippers Hill), Hawkhurst (St Ronans and Marlborough House) and Sacred Heart in Wadhurst. At secondary level there is Uplands Academy in Wadhurst, Heathfield Community College and the Beacon Academy in Crowborough, private co-ed options at Sevenoaks, Eastbourne, Brighton and Upper Dicker (Bedes), as well as Tonbridge for boys and Mayfield and Benenden for girls.

The surrounding countryside lies within an Area of Outstanding Natural Beauty with very fine scenery and offers a variety of country pursuits, with sailing and water sports at Bewl Water, near Wadhurst, and the vast open spaces of the historic Ashdown Forest to the west. The South Coast at Eastbourne is reached within approximately 25 miles and the South Downs National Park at Lewes approximately 19 miles.
