The Story
Sitting out on their private terrace in the leafy grounds of Heronsbrook, the owners of the Ascot property savour the serenity of the gated setting. Their elegant, two-bedroom property offers the best of all worlds, a tranquil and stylish place to relax, yet also with exceptional proximity to the airport, train station, major road roads and London. “This house is ideal for anyone wishing to be able to travel easily, either within the UK or internationally,” one of the says. “It could be a superb second property or it could be a fantastic family home, as it was for us. We had many happy years at this house and have lots of fond memories of the time we spent here with family and friends. It is a wonderful neighborhood, and it is well positioned for schools, shops and everything else you might need locally.”
CHARM AND SOPHISTICATION
Dating back to 2005, the charming, two-storey house was part of a prestigious development created within the grounds of a Grade II-listed manor house. Properties were designed to reflect the period charm of the grand home while also providing the comfort and high standard of living required by 21st-century homeowners. “We were the first people to move into this house,” he recalls. “We were drawn to it by its green, leafy surroundings and the serenity it offered. We were also attracted by its proximity to Ascot Racecourse, especially for Royal Ascot week and we liked the design and layout of the house itself.”
STYLISH LIVING
The appealing house sits within the verdant, landscaped grounds of the development. It is entered via a reception hall with access to a ground-floor cloakroom. There is a fitted kitchen, with contemporary-style units and ample space to prepare and store food, and then a very capacious drawing and dining room, with a bay window to the front and two sets of French windows on to the property’s private courtyard garden and terrace. This elegant room has high ceilings and period-style features. “This is a lovely room, which is sizeable enough to be arranged as you wish, with comfortable seating and dining furniture. It is a generous space with ample room for entertaining as well as for family living.”
SUMMER DAYS
Stairs from the hall lead up to the first floor of the house, where the bedroom and bathroom accommodation is situated. Here, the master bedroom is a sumptuous space, with French windows that bring the light pouring in and that open up on to a balcony where it is pleasant to take coffee in the morning. “It is nice to open these doors up on a warm summer’s morning to bring in a cool breeze,” says the owner. This room has an en suite bathroom, with bath and shower, and a bank of fitted wardrobes. There is also a generous family bathroom on the first floor and a good-sized second bedroom that could easily be arranged as a home office or snug instead.
LEAFY GROUNDS
The owners of the house have really enjoyed the outside space at Heronsbrook over the years. The communal parkland grounds, which are well maintained, have been wonderful for strolling in, playing games with the children or watching the birds and squirrels in the trees. “We have also enjoyed having our own small garden, where we have been able to sit with friends, have barbecues and simply relax and enjoy the calm surroundings after a busy day at work,” he says. “It has also been nice to sit in the large drawing room on summer days with all the doors on to the garden open.”
HOME AND AWAY
The property, which could make an outstanding, lock-up-and-leave pied-à-terre for someone with their main home abroad, is perfect for anyone needing to travel into London by rail or road. Heathrow Airport is just 20 minutes’ drive and the M3, M4 and M25 motorways are easily accessible for cross-country travel. “We are in a good location for a variety of shopping areas and places to dine out as well here,” he says. “We are close to Sunningdale and Ascot High Street, as well as Windsor and Bracknell, which all offer very different things.” He adds: “We have been very happy here for all this time and know that whoever lives here next will also enjoy it too.”
SETTING THE SCENE
The house at Heronsbrook enjoys its own private terrace and side courtyard garden. It sits in beautiful communal gardens, with mature trees and shrubs, as well as lawned, and it comes with allocated parking.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 8, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 25, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
