Description
Oakbourne is a stunning modern family house occupying a truly delightful secluded location. The house was designed by award winning David James Architects in Poole, and built to a particularly high specification in 2016. The clever design takes full advantage of the site, the west facing garden, and the superb outlook over adjoining woodland, with most rooms featuring full height glazing to maximise the natural light. The pleasing elevations are of local Purbeck stone, brick, and weatherboarding under a slate roof, with powder coated, colour coded aluminum framed double glazed windows. The high specification includes mains gas fired central heating which is underfloor to the ground floor, quality white gloss fitted kitchen with quartz surfaces and integrated Siemens appliances, luxuriously appointed bath and shower rooms with multi textured Porcelanosa tiling, under basin storage, heated mirrors and towel rails, walnut finished internal doors, and an integrated fresh air ventilation system.
The house offers bright and spacious accommodation with excellent room sizes, and must be viewed internally.
A wide entrance porch and oak finished front door with glazed side screens opens into the spacious reception hall, with feature oak and glass staircase with full height glazed wall, and galleried landing over, cloaks cupboard and stylish guest cloakroom. Twin doors open into the bright sitting room, with full width sliding doors to the terrace and wooded views across the garden. The useful study has a full height corner window at the front. The superb open plan kitchen/ dining/ family room has full width sliding doors to the terrace, ideal for outdoor dining, the kitchen area being fitted with a range of units in high gloss white finish with Quartz work surfaces, a peninsular with breakfast bar. Integrated appliances by Siemens, include an induction hob, extractor hood, oven, combi oven/ microwave, fridge/ freezer, and dishwasher. The utility room has a matching range of units with inset sink, plumbing for washer and dryer, gas fired boiler, cupboard housing the hot water cylinder, and door to the integral garage.
The oak and glass staircase leads up to the first floor landing with full height windows at both ends, and a gallery overlooking the hall. The bright main suite includes a generous bedroom with full height windows enjoying far reaching views, walk in dressing room with fitted shelving and hanging space, and a luxurious shower room with twin basins, walk in glass shower, and WC. The guest bedroom also has full height windows with wooded views and an en suite shower room with a feature full height window in the shower area. The two further bedrooms are doubles and share the spacious family bathroom with both bath and separate glass shower.
Outside
The property is approached via a private road, shared with neighbouring properties. Timber entrance gates open into a brick paviour driveway providing parking for a good number of cars and leading to the Double Garage, with electric roller shutter door, Hypervolt Electric Charging Point for electric vehicles, power and light, radiator, loft ladder and hatch to large storage area, door to the garden and personal door to the utility room.
The south facing rear garden is a particular feature of Oakbourne and has been most attractively landscaped to take advantage of both the aspect and the slope of the land leading down to adjoining woodland. A wide decked terrace with wood and glass balustrade runs across the rear of the house, and is perfect for outdoor dining and entertaining. Steps lead down to several lawned areas, with beds and borders that have been stocked with a wide variety of flowers and shrubs. At one side of the house is a productive kitchen garden with raised beds, a ‘Gothic’ garden shed, and on the other side, a delightful wooded glade, with several stunning mature trees. There is a ‘Rhino’ greenhouse, and beneath the deck is a large storage area ideal for garden equipment and furniture.

Broadband availability and predicted speed: obtained from Ofcom on August 19, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 19, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 13, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
