Situation
Little Keills is a wonderfully peaceful place at the end of a west coast peninsula of outstanding beauty; one of Argyll’s best-kept secrets. The house has an elevated position with some of the best views on the west coast of Scotland, across the McCormaig Islands to Jura and Islay beyond.

Little Keills is surrounded by some of Scotland’s best sailing waters. It comes with rights to use the jetty by Ivy Cottage, and a registered mooring in Loch na Cille, suitable for a yacht and easily visible from the house. Boats could be stored in the paddocks over winter.

The sheltered paddocks have plumbed-in troughs for fresh water and offer great scope for hobby farming or keeping horses, which could be seen from the house. The quiet road is well suited for riding.

Little Keills is well suited for home-working, using the mobile phone network or satellite internet for broadband.

The polytunnel provides the opportunity for kitchen produce self-sufficiency.

Little Keills is close to the 12th century Keills chapel.

The area has miles of glorious cycling, walking, riding, kayaking and hiking and is very rich in wildlife, with red and roe deer, red squirrels, ospreys and white-tailed eagles, as well as otters, seals, dolphins, and Minke whales. As Marine Protected Areas, Loch Sween and the Sound of Jura are excellent for wild swimming and scuba diving.

Little Keills is situated at the end of the single track B8025 road, about 5 miles south of the hamlet of Tayvallich. The settlements of Crinan, Cairnbaan, and the main town of Lochgilphead are in easy reach.

Tayvallich is a picturesque fishing village with a sheltered harbour on the shores of Loch Sween. It is a popular yachting anchorage, with a vibrant community, a pub/restaurant, general store and coffee shop, and has many local artists. Tayvallich has a good primary school, with a school bus service from Keills.

There is a white sandy beach at Carsaig Bay, and many places to walk in and around the peninsula, including in the ancient oak woodland of the Taynish National Nature Reserve.

Crinan, with its little harbour, canal basin and anchorage, forms the western end of the Crinan Canal; where a colourful spectacle of passing boats navigate the waterway connecting the Firth of Clyde and Loch Fyne to the spectacular sailing waters of the west coast and Hebrides.

Lochgilphead (16.5 miles) has a good range of local shops, a mid-sized Co-op supermarket, builders’ merchants, cafes and amenities that cater for everyday needs and requirements. Further shopping, including a Tesco supermarket, is available at Oban. It may be possible to arrange grocery deliveries from both the Co-op and Tesco.

Lochgilphead has secondary schooling, with a school bus service from Tayvallich, a good swimming pool and a golf course.

There are hospitals in Lochgilphead – the Mid-Argyll Community Hospital and Integrated Care Centre - and in Oban – the Lorne and Islands District General Hospital.

A local bus service provides local and city services. The closest main line rail station is at Oban.

Glasgow is the nearest major city, with an international airport and an extensive range of shopping, cultural, higher educational and leisure services.

Directions
From Lochgilphead proceed in a northerly direction on the A816 for about 2 miles. Bear left on the B841 to reach Cairnbaan. At Cairnbaan continue across the canal bridge and continue on the B841 for a further 2.9 miles. Bear left (before the Bellanoch Basin) onto the B8025 signposted Tayvallich & Achnamara. Continue on the B8025 for 1.2 miles bearing right at the fork and remaining on the B8025 signposted Tayvallich. Continue on the B8025 for 5.2 miles to reach Tayvallich. Once through the village, bear right at the fork in the road and remain on the B8025. Continue in a southerly direction for a further 5 miles to a galvanised steel gate where the road terminates. Open and close the gate and continue for a further 150 metres to find the entrance gate to Little Keills on the right-hand side."
