*Vendor's comments:* "Queen Street was the first house we bought together and has provided five years of happy memories. We moved here as a newly married couple but now, having grown our family, it's time to make some new memories elsewhere.
The location of the house has been perfect for us, both in terms of commuting and for enjoying the wide range of amenities that Croydon has to offer. A 10-minute stroll one way takes you into Croydon town centre, while a 10-minute stroll in the other direction is the South Croydon Restaurant Quarter with its vast array of restaurants and cafés, from tasty Sri Lankan food to delicious burgers, to freshly ground coffee and homemade cakes. The lovely green spaces of Queen's Gardens (7 mins), Duppas Hill (12 mins), Park Hill (15 mins) and Lloyd Park (20 mins) are all within walking distance, and a short drive is all it takes to get to Croham Hurst or Coombe Woods or the rolling countryside of Happy Valley and Farthing Downs.
East, South and West Croydon stations are all pretty much the same walking distance away from the house (approx. 16 mins), with fast connections to Victoria, London Bridge, St. Pancras, Gatwick and Brighton. As well as, the tram from Church Street which will have you in Wimbledon in around 30 mins.
The house itself is cosy and homely with exposed wooden floors, a feature fireplace and built-in shelves to maximize storage. A Hive heating system controls a Glowworm Flexicom combi boiler and the windows are all double glazed. There is a fully boarded loft above the main bedroom that provides even more storage space, and the second bedroom has fitted wardrobes across the chimney breast. Having these wardrobes has suited us really well for storage, especially as our family has grown. However, there is an opportunity to remove these to create a larger space if necessary. We have had a structural survey done and received builders' quotes for the works which we would be happy to share with you.
The garden is south-facing with low-maintenance shrubs and plants providing a wonderful sun trap. The shed offers plenty of space for a bike, lawn mower and any tools.
We have loved living on Queen Street and the house will always hold a special place in our hearts. The friendly neighbours and proximity to all that Croydon has to offer have worked perfectly for us, both as young professionals looking for places to eat and drink and then as parents looking for playgrounds, parks and nursery schools!
We're happy to answer any questions, and wish the new owners as much happiness as we’ve had here."

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 19, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 2, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 7, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
