On a warm summer’s evening, the owners of the house on Elm Park enjoy nothing more than strolling across to the exquisite parkland nearby. Extending to more than 3,000 acres, this beautiful area, which includes Sunningdale Golf Course, as well as woodland and a lake, and being accessible only by local residents, was one of the main attractions to the couple, who moved here some 12 years ago. “This is a very nice area, with good schools, shops and supermarkets close by, and having the parkland opposite was also a major attraction,” one of them recalls. “It is a very large green area, which is extremely well kept, and is like having your own private gardens to walk in whenever you choose. We love strolling there after dinner sometimes or even walking through it to reach one of the gastro pubs this area is also known for.”

Touches of Luxury
Believed to date back to 1986, the five-bedroom house offers generous living space. It has been well maintained by the owners, who have renovated it from top to bottom, installing high-quality double glazed windows and external doors, electrics, and flooring, while also significantly improving energy efficiency with full cavity insulation. Villeroy & Boch bathrooms, with Hansgrohe fittings, and bespoke, designer radiators have been installed, and the kitchen has been modernised. The whole house has been redecorated from a Farrow & Ball palette. “In the drawing room, we installed an Esse wood burner, which is amazing in the winter months, and we also added a pull-down cinema screen and a 7.1 surround-sound system, so we can watch movies,” he says. “The children also love it for their video games.”

Family Living
Entered from the front via a lobby and then a central reception hall, with access to a downstairs cloakroom, there is an excellent flow to the property. To the left of the hall, there is a large kitchen, breakfast and family room that stretches from front to back of the house. The current owners have a chic kitchen space, with breakfast bar peninsula, at one end and then a television area at the other. “This is a really nice room and is where we spend much of our time,” they both noted. “It is a good room for people to gather in when they visit.”

Entertaining at Home
The kitchen, breakfast and family room leads into a more formal dining area, with ample space for a dining table and chairs or comfortable seating, depending on the owners’ requirements. This in turn opens to the long sitting room, another sizeable, double aspect space. At one end of this room there are sliding doors on to a terrace and the garden. “In the summer, it is nice to open these doors up, while in winter we light the wood burner, which really pumps out a lot of heat,” he says. “This room – and the layout of the house as a whole – has been ideal for entertaining. We have hosted a lot of family occasions and special celebrations here, including our own wedding reception, which lasted three days!”

Comfort and Luxury
A dark wood staircase leads up to a galleried landing on the first floor of the house, where all five bedrooms are also situated. The family bathroom, which features a jacuzzi bath, is also here. The master bedroom and a guest room each have an en suite shower room. “The master bedroom is a lovely room, which is a very good size. There is plenty of space upstairs to accommodate family and friends or to use as one or more studies if you wish.” With features such as spot lighting throughout, marble flooring in the hall, kitchen / family room, bathrooms and solid oak everywhere else, the property exudes both comfort and luxury. The marble flooring has been especially good in keeping the house cool in the hot summers. “This is a very easy house to live in,” she adds.

Superb Location
The location of the house has also suited them well. In addition to its proximity to the Sunningdale parkland, it has also provided good access to magnificent Windsor Great Park and other fabulous places to see. “At the same time, we can get to the train station, shops and good schools easily, and there are plenty of activities to take part in around here, for both adults and children.” The couple have found the local community and the neighbours very friendly and although they hope to stay in the area when they move, they agree they will miss living on Elm Park. “We are moving now because we are downsizing,” he says. “But we have been very happy here. This has been a lovely place to live, and the house is perfect – it is cool in summer and warm in winter – a very comfortable place to be all year round.”

Setting the Scene
The house on Elm Park is set back from the cul-de-sac, with a very generous driveway to the front, offering ample parking and access to a double garage. To the rear, it opens on to a finely maintained garden, with perennial plants that bring interest all year round, a lawn and a terrace for outside dining and relaxation.
