The vendor says: “It was the lovely character of the cottage that initially appealed to us. An old stone built porch opens with a solid oak wooden door leading into a spacious sitting room with stone fireplace. There are alcoves on either side of the fireplace, one of which housed the old bread oven. The ceiling of this room has the original solid beams. The kitchen and utility room both have high ceilings. The kitchen has stone flags on the floor, integrated fridge/freezer, a solid oak worktop, white Belfast sink with antique brass taps and an antique brass extractor hood, made for us by Anka Bespoke, a local company, to match the other antique brass fittings. The kitchen has navy base units and dove grey wall units and a metro tile splash back. There are undermounted lights beneath the wall units, which, with the light from the Velux window in the high kitchen ceiling, provide a peaceful glow in the evenings. The utility room on a separate level has a solid oak worktop with a washing machine and integrated dish/washer.”
“Above the stairs the ceiling opens to create a feeling of space with a solid oak beam above the stairs – the perfect spot to display flowers or photographs. The top of the stairs has a spacious landing with the principal bedroom accessed by a large old sliding door on cast iron rails. The splendid views of fields over the valley towards Batheaston and Colerne church are stunning from this room. Large, fitted wardrobes with antique brass handles offer plenty of storage. The boiler is built into the back. Above the window the original oak beams add to the character of the room. The second double bedroom has two Velux windows as well as another window so is flooded with light. The double bed is in an alcove with an old beam above it which almost acts as a headboard. Up two steps a sliding door opens into the wet room. There are old stone mosaics on the floor and a large walk in shower is located on a lower level to the basin. This has a solid brass porthole and brass shower head and taps.”
“The garden is very much separate from the property and accessed up a small lane to the side of the house. There are incredible views over Bathford and Batheaston, so we often come and sit near the rockery, flower beds and beech tree to admire them. The garden is such a peaceful, reflective space with so much character, set over a variety of levels. Attached to the garden is an outbuilding which can be used as a home office/gym or studio, with power and light.”
“Bathford is a lovely community, everyone is very friendly. The village shop, Bathford Stores, (0.2 miles away) is a community run venture with delicious Hobbs House bread and Larkhall Butchers meats. The Primary School is outstanding (0.3 miles away), and the Crown pub is 0.9 miles away. It is only 3.5 miles to the centre of Georgian Bath, and easy to catch a bus if you want to go to one of the many amazing restaurants there and leave the car at home. There are incredible walks from the cottage to Sally in the Woods. We have loved living in the heart of the village, so close to the countryside and the city, and will be very sad to go, but are moving for job relocation.”

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
