Property description & features

  • Tenure: Freehold
GENERAL: The property sits in one of the areas most sought after roads, quite literally adjacent Moushill Green on Moushill Lane and a short walk from Rodborough Common, Nature Reserve (153 acres).

Jasmine Cottage comes to the market very much as a blank canvas for someone to endow their own personality. The property has been largely cleared with the grounds benefitting from a full level plot, cleared of all previous overwhelming trees and shrubbery with new 6-foot panel fencing on three sides with a mature attractive hedge to the lane itself. This offers a high degree of privacy and establishes views across the green from bedroom 1. There is off road parking and hard standing for a new garage if required.
Accommodation includes: Kitchen, cloakroom, sitting/dining room, conservatory, family room through to a second conservatory. First floor shower room and 2 bedrooms with eaves storage.
Milford has a range of local amenities including doctors surgery, pharmacy, fishmonger, wine merchant and a Post Office as well as Secretts the award winning farm shop and Squires garden centre. There is also a convenience store for daily needs, a Tesco Express and a range of useful local shops. The historic town of Godalming just over 2 miles away offers a broader range of facilities including Waitrose, a large Sainsburys, restaurants and a range of specialty shops, whilst an even more extensive range of shopping, leisure and cultural amenities is available at Guildford.
Milford has a range of Junior and Middle Schools and there is a choice of schools in the wider area including Rodborough, Charterhouse, Priors Field, St Edwards, Aldro, Barrow Hills and St Catherines.

Milford has easy access to the A3 for London or Portsmouth, the M25 and the airports. Mainline stations at Milford, Godalming and Guildford offer a choice of access to a fast and frequent service into London Waterloo (approx. 36 minutes).

Recreational opportunities in the area include well-equipped sports centres at both Godalming and Guildford, golf at several clubs, country sports at a number of local venues and polo at Cowdray with racing at Goodwood. In addition, the surrounding countryside, an Area of Outstanding Natural Beauty, offers miles of walking, cycling and riding.

Places of interest

Peter Leete and Partners was established in 1971 and now celebrating 50 years! - for other significant events in 1971 visit the link on our website. The founder who had cut his teeth running a chain of estate agents in and around the Sutton area moved out to the ‘sticks’ where his wife’s family had retired to. Initially running his business from home it soon became necessary to find premises and the old estate office on The Green at Grayshott became available (at that time in use as a hairdressers, previously a cobblers and originally the village estate office where rents were paid by local tenants). This offered an ideal office in a prominent position with adjacent free public car park (the ‘Fox and Pelican’ watering hole being located ‘at a convenient remove’ having no influence). Peter became a well-known local figure with his trademark ‘My Lord’ and ‘see you when you’re older,’ among other ‘Peterisms.’ Many enjoyed his sense of humour reflected in his old-style advertising copy (permissible prior to the introduction of the Property Misdescriptions Act 1991). A particularly memorable advert follows: "Not for the faint-hearted, a property to endow your personality upon! View with caution and whatever you do don’t view in stilettos as you will damage the floorboards which are suffering from rising damp, which is helping to drown an infestation of the death watch beetle." A stampede ensued and a sale was concluded that weekend. Peter Leete ran the office until his retirement in 2005 when the reins were handed over to his 2 sons who have continued the traditions of the firm centred on independence, impartial advice and client first principles – one might suggest traditional estate agency values largely lost in today’s world of corporate chain sales agents. The firm continues to trade from the original premises in Grayshott.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on April 14, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 14, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 5, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
