Avon Carrow was built by Cecil Boyle and completed in 1896 as a Hunting Lodge. His wife liked it so much that it was adapted to become their principal residence. The Profumo family lived at Avon Carrow between 1925 and the late 1960s, and the property was converted to its present form in 1983. The property is built of Hornton ironstone under a tiled roof with detailed carved stonework, moulded gable parapets and mullion windows.

The Tower is a unique family home with incredible entertaining spaces, inside and out, and a wealth of period features, including ornate stone carvings, stained glass windows, a Juliet balcony and turreted staircases with arrow windows and a fabulous roof terrace with expansive views. The property offers enormous character and sizable, flexible accommodation spread over four floors. There are cast iron radiators and attractive timber doors.

The reception hall is entered through the sizeable stone-built archway with solid oak doors into the drawing room, where the abundance of character within this property immediately shines through. A spectacular drawing room has 25ft high ceilings, a vast fireplace housing a Dovre multi-fuel wood burner, oak panelling and exposed stone throughout, with an elevated view across the lawns through a magnificent 20 pane mullion window which is the focal point of this unusual and rarely available home. A sweeping curved staircase leads to the first-floor kitchen with hand-built cupboards and fitted appliances. A galleried dining room overlooks the drawing room and takes advantage of this perfect dinner party setting.

On the second floor is a large main bedroom with a window seat and far-reaching views over the Carrow grounds and historic Edgehill. The family bathroom has a free-standing cast iron roll-top bath, and a further double bedroom, with a stained glass bay window overlooking the central courtyard.

Spiral stairs with exposed brickwork lead up to the third floor, which has a further bathroom and two large double bedrooms, one with a feature stained glass window.

The spiral staircase continues to the roof terrace, which is a delight having views over the three counties of Warwickshire, Oxfordshire and Northamptonshire. This roof terrace is exceptionally private and a most idyllic place to enjoy a glass of wine on a warm summer evening.

A gravel driveway winds its way through the parkland. It continues to the parking area past the garage complex and the gravelled front courtyard centred around a formal garden and shared with the neighbouring properties. To the rear of The Tower is a large landscaped raised terrace with formal rose flowerbeds. The terrace at the rear borders the communal gardens, which extend to approximately 6 acres with views over the surrounding open countryside towards Edgehill. The communal gardens are well kept and include a wide avenue of chestnut trees, a tennis court with a pavilion and extensive lawns for croquet and bowls.

A garage serving the house is situated in the grounds and additional parking is also available.

Avon Carrow is situated on the southern edge of Avon Dassett, surrounded by its own well-established grounds. The small Conservation Village of Avon Dassett is located midway between Leamington Spa and Banbury. It is within the Cotswolds Area of Outstanding Natural Beauty. Avon Dassett has a community-owned public house and parish church. Warmington, Fenny Compton and Farnborough villages are within approximately a mile providing facilities for day-to-day needs. Nearby Banbury has an extensive range of shops, restaurants and recreation facilities.

This area has excellent road communications, with the M40 giving access to London, Oxford and Birmingham. Trains run from Banbury to London Marylebone on a fast mainline service (from 55 minutes).

There is a good selection of state, private and grammar schools in the area, including Fenny Compton and Tysoe primary schools and boys and girls grammar schools in Stratford-upon-Avon, whilst Stowe, Bloxham, Warwick, Rugby and Tudor Hall public schools are easily accessible.

Sporting and leisure facilities include racing at Stratford-upon-Avon, Warwick and Cheltenham and golf at Tadmarton, Brailes and Stratford-upon-Avon. There is an established shooting range at Edgehill. With its Shakespearean heritage and theatres, Stratford-upon-Avon is the region's cultural centre.

Banbury 7 miles (trains to London Marylebone from 55 minutes), M40 (J11) 7 miles, Warwick 15 miles, Leamington Spa 15 miles, Stratford upon Avon 20 miles, Oxford 26 miles. (distances and time approximate)
