Description

Situation
Hinton occupies a unique and stunning location in the southwest of Scotland sitting in an elevated position surrounded by beautifully tended mature gardens which offer privacy and colour all year round, along with panoramic views towards Mossyard and Fleet Bay beyond. The house is approximately 5 miles west of Gatehouse of Fleet, a charming Georgian village widely admired for its historic buildings. It owes its development in the 18th century to the entrepreneur James Murray of Broughton whose mansion, Cally Palace, is now a hotel and golf course. in its day Gatehouse became a thriving centre for the water powered cotton industry and in 1795 had four cotton mills, a brass foundry, a brewery, brickworks, tanneries and a substantial population. Now it is better known for the remarkable beauty of its setting.

Gatehouse of Fleet is within the Fleet Valley National Scenic Area and is surrounded by ancient woods, hills and forests. The mild south west climate is reflected in the many exotic plants which thrive in the garden at Hinton. There is sailing both on the Solway Firth and local lochs and the nearby Mossyard shoreline has one of the finest beaches in the south of Scotland. For lovers of sport, Gatehouse of Fleet has a cricket club, football club, bowling club, tennis club and one of Scotland’s most scenic golf courses. This challenging nine hole Gatehouse of Fleet course is in excellent order and much admired with the unique backdrop of the Cally Palace, an architecturally significant Category ‘A’ listed classically detailed country house (now a hotel).

Within Gatehouse of Fleet there is a primary school which feeds into Kirkcudbright Academy. There are churches of several denominations, several hotels and cafes, shops, parks, a medical surgery and a chemist as well as a variety of other services. There are good bus links to Dumfries and Stranraer. Kirkcudbright lies approximately 9 miles from Gatehouse of Fleet and offers additional shopping, transport and professional services. Gatehouse of Fleet is also famous for its varied wildlife with the Red Kite Trail within close proximity. The nearby Galloway Forest Park extends to approximately 300 square miles and has an outstanding variety of wildlife including red squirrels, roe and fallow deer and a variety of birds of prey. In 2009, the International Dark Sky Association confirmed Dark Sky status on the Galloway Forest Park, the first area in Scotland to be so designated.

Description
Hinton started off as a stone and slate bothy, thought to date back to the 17th century and formed part of Laggan Farm and originally thought to have been for the farm manager. The current owners restored the property in the 1970’s and added a significant brick and tile extension to create a comfortable family home. The sun room was added in 2004 and boasts one of the finest views in the area. The gardens are a credit to the current owners with well-maintained lawn areas and mature borders with bushes, shrubs and beautiful flowers creating a wildlife sanctuary. The spectacular 360 views over the surrounding countryside and Solway coastline beyond are breath-taking. Hinton benefits from a private driveway lined by traditional stone dykes, and having no near neighbours is a truly unique property.

The front door leads to an entrance hall which provides access to all of the accommodation. The living room with triple aspect windows and a feature gas wood burning stove is a cosy place to retire after the sun has set. The sun room is the perfect spot to sit and admire the view from and spacious enough to entertain guests. The kitchen can be accessed from both the hallway and sitting room and provides a range of floor and wall units as well as a large Rangemaster cooker and access to the garden. There are three double bedrooms and a bathroom.

The fabulous gardens are well presented with lawned areas to the back and side of the house, a private paved sitting area all surrounded by mature trees, borders brimming with shrubs and flowers and three sheds to store gardening kit within.
