Nether Barr Farm is located on the outskirts of Barr on the banks of the River Stinchar, close to Girvan in South Ayrshire. The local village of Barr is a conservation village which benefits from a primary school and post office. The established town of Girvan provides extensive services including senior schooling, banking facilities, shops, and sports/recreational facilities. The property is in close proximity to the B734 leading to the A714 and A77. Girvan has a mainline railway station with a regular service to Ayr, Glasgow and beyond. Glasgow Prestwick Airport is 27 miles with regular international flights. Nether Barr is within 25 miles from both Ayr and Newton Stewart Livestock markets. Ayrshire is renowned for its many golf courses including the world famous facilities at Turnberry, Royal Troon and Prestwick courses. The popular racecourse in Ayr holds the Scottish Grand National and there are yacht marinas at Troon, Ardrossan and Largs. Salmon and sea trout fishing is available on various Ayrshire Rivers including the Stinchar. About 30 km of tracks and paths have been joined together to create varied trails through the beautiful countryside near the village of Barr.

Nether Barr Farm is a beef and sheep farm extending in total to approximately 287.25 Ac (116.25 Ha). The current owners have farmed Nether Barr for a number of decades with the farming operations currently centred upon the running of 90 beef cows and 400 breeding ewes. The land is of productive Grade 4 nature, as classified by the James Hutton Institute, providing grazing and silage for the business whilst in previous years the land has grown barley. Nether Barr further benefits from a range of farm buildings which are suitable for livestock housing and storage. The farm has a large two storey traditional painted stone farmhouse with private lawned gardens and greenhouse. On the roof of the General Purpose Shed, there are 17 solar panels which provide an income and cost saving to the farm.

Lot 1: Farmhouse and buildings in about 61.43 Ac (24.86 Ha).

Nether Barr Farmhouse
The farmhouse at Nether Barr is of traditional stone and slate construction with a later brick extension and offers spacious accommodation over two storeys. This includes four bedrooms, four public rooms, kitchen and a family bathroom with considerable scope for modernisation. There is full central heating throughout the farmhouse with the added benefit of double glazing. Adjoining the farmhouse there is a traditional range of buildings constructed from stone under a slate roof forming byres and storage.

Cattle Shed – About 25m x 18.5m – of steel portal frame construction, ventair cladding, fibre cement and tin roof with concrete floor. Houses 28 cubicles with a feed barrier.

Calf Shed – About 16m x 9.8m – of steel portal frame construction, box profile cladding, block walls under a fibre cement roof. Divided with internal block walling.

Byre – About 19.8m x 6.6m – of stone and slate construction.

Farmland
The land extends to about 56.73 Ac (22.96 Ha) and surrounds the farm steading. The land is graded by the James Hutton Institute as Grade 4(1) and is currently down to pasture with some amenity woodland. The land is laid out in a number of well apportioned fields with the River Stinchar forming the western boundary and the public road forming the eastern boundary. The land rises from approximately 105m to 130m above sea level, and is serviced by natural water sources and mains water troughs.

Lot 2: 225.82 Ac (91.39 Ha)

The land within lot 2 extends to about 225.65 Ac (91.32 Ha) and is situated east of the farm steading and can be accessed directly from Glenginnet Road. The land is graded by
the James Hutton Institute as a mixture of Grade 4(1) and 4(2) and is currently utilised for livestock grazing and silage. The land rises from approximately 120m to 227m above sea level and is serviced by natural water sources. Field 21 (approximately 58.51 Ac (23.68 Ha)) was planted in 2015 with predominantly a Sitka spruce crop with smaller areas of Norway spruce and native broadleaves. Grant payments in relation to this planting scheme have come to an end.
