The property is a square parcel of land about 35ft by 40ft, narrowing slightly to one end, currently somewhat overgrown but with potential to be turned into a pretty riverside garden. Neighbouring owners on the island have created small riverside retreats in a lovely setting.

Water and electricity are located on the island, though we are not aware of any direct connection to this plot.

The seller has in the past used the site for mooring a private vessel, as do currently some neighbouring owners.

Neither the envelope nor the attachment will be opened before the deadline.

2. Offer to be received by Savills by 12.00 noon on Monday 1st August 2022 and to be made subject to contract. You should state whether it is subject to any other conditions.

3. Offer to be made in pounds sterling and given in figures and words, to be a fixed amount and not to be expressed in conditional form relating to other offers received, e.g. offers will be rejected if they say anything like “my offer is 10% higher than the next highest offer received”. Ideally offers should be expressed as an uneven figure (to avoid two offers of the same sum being made).

4. Offer should indicate your financial position in terms of funding arrangements and whether the purchase is dependent on a related sale and, if so, the progress of that sale. If funding is agreed in principle, a copy of confirmation of this would be helpful if you have it to hand, as would proof of cash funds if you do not require a mortgage.

5. Offer to be made for the property as described in the enclosed sales particulars and should not include any additional items. The guide price is ‘Offers over £75,000’ but it may be that is secures substantially over this sum.

Location

Lock Island is a small pretty island on the River Thames, in the centre of Marlow, just downstream from the iconic suspension bridge. The island is set between the lock stream and the wier pool.

The plot is on the northern side of the island overlooking the entry to the lock, with the attractive homes on Mill Road on the opposite bank.

Being on the downstream side of the lock mechanism, easy access is to the long and sweeping flow of the Thames all the way down to Cookham and through to Boulters Lock in Maidenhead - a lovely wide part of the river than encircles Winter Hill. This area is particularly regarded for its sailing, with the sailing club at Bourne End within easy reach.

Marlow is a thriving market town on the edge of London's commuter zone, with a great High Street and superb dining options.

Motorway network is access via the A404(M) giving access to the M4 and M40 motorways within a few miles.





Directions

Walking from Mill Road in the centre of town, head along the Thames Path off Mill Road, signposted for the Lock. Head over either of the lock gates, turning left down the private path. The plot is on the left hand side of the left-most path, after about 50 feet.
