Key information
Property description & features
The Pippins provides for three self-build/custom-build plots in a location that is considered to be the most desirable across the site, benefiting from views and access to the large parcel of public open space to the immediate east.
All plots have been provided with generous room to accommodate a bespoke detached home with offstreet parking and larger rear gardens. The plots are located within a high quality landscaped setting to provide further aesthetics to the plots.
THE PROCESS
The landowner and developer, Dandara South East are seeking to sell three self-build plots for purchase by custom developers or individuals.
Each plot will be fully serviced and will have connections provided for electric, water, foul drainage, highways and fibre optics.
Outline Planning Permission (LPA Ref: 18/00056/AS) has been granted on the site and therefore the principle of self-build/custom-build dwellings has been established through this permission.
To be true to the principles of self-build, the plots will be sold on the basis of securing the necessary detailed design of each plot through a further Reserved Matters application or by way of a full planning application.
The following matters have been reserved for subsequent approval on a plot-by plot basis:
* Layout
* Scale - although this has been restricted to 2-storeys as a parameter of the outline planning permission.
* Appearance and building materials
* Hard and soft landscaping
Outline Planning Permission includes details on means of vehicular access and a site wide soft and hard lanscaping scheme has been submitted as part of the Reserved Matters application for the wider development. This will inform individual plot landscaping proposals outside of the plot boundaries.
The Pippins is ideally positioned within a superb rural setting within a short 10 minute walk to the
quaint village of Hamstreet, with its offering of local services and facillities.
The site has excellent connections to nearby Ashford, which offers further retail, leisure, education and transport infrastructure.
The area is a popular location for home buyers
seeking to combine the best of town and country
living in a convenient location.
The new development has been designed to form a sustainable and logical extension to the existing
settlement of Hamstreet.
The development provides a mixture of detached, semi-detached and terraced houses in a mixture of 2-5 bedroom properties with a high quality design and finish.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 5, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
