All of the bedrooms benefit from built in wardrobes and can fit a double bed.

The garden to The Smiddy is accessed from both the ground floor bedroom and kitchen and there is a gate onto the side lane. The garden is mainly laid to lawn and catches the sun throughout the day. There are a range of colourful flower beds and a patio where outdoor dining can be enjoyed.

Location

The Smiddy is situated on the eastern side of the much sought-after town of North Berwick in a wonderful rural location surrounded by rolling fields with views towards Tantallon Castle and the Bass Rock. The house has great proximity to all of the East Lothian villages and has access to golf courses, unspoilt beaches, private and public leisure centres, shops and a working harbour, all within 2 miles of the property. North Berwick’s own golf courses include West Links Golf Course and the Glen Golf Course and a few miles away there is the renowned Muirfield golf club which regularly hosts the Open Championship. The Renaissance Club and Archerfield Links are also easily accessible.

North Berwick has become a thriving town with a reputation of having everything you need on the doorstep. The high street boasts a fantastic range of shops including a family run butcher, a delicatessen, independent wine merchant, two supermarkets, cafés, florist and a bakery. In the summer it hosts Fringe by the Sea which is part of the Edinburgh Festival, bringing artists and authors to the town. It has a recently expanded primary school and North Berwick High School consistently makes the Top 20 in The Sunday Times secondary school league tables in Scotland. There are also good transport links to private schools both in East Lothian and Edinburgh.

North Berwick train station offers services into Edinburgh, taking approximately half an hour, while bus routes run to both Edinburgh and Dunbar.
