Description

The House
Drumbain House is an outstanding detached country house built of harled stone and brick, largely under a slate roof, which sits surrounded by 52 acres of its own land. Originally a farmhouse, the property has been extended and substantially upgraded over the years and a major programme of works was recently carried out. This is no more evident than in the incredible glazed kitchen/dining and family room with stunning views across the privately owned fields down to the water line and up the coast towards Ailsa Craig. The property has been completely refurbished and has exceptionally high levels of natural light. This, combined with natural oak finishes on the flooring and doors creates a superbly balanced, bright and spacious family home. The principal accommodation is formed of six generous bedrooms, four of which are en suite with a fifth family bathroom separating the last two bedrooms. While the spectacular views and finishes in the kitchen/living area create an organic gathering point for the family, the games room and lounge, complete with sliding doors opening to the snug, create superb entertaining spaces.

An attractive range of traditional outbuildings have undergone some recent changes with the creation of a fabulous gym, sauna and spa complex which again has a stunning sea view. Additional courtyard barns offer the opportunity to create further accommodation with views to the sea and walled garden.

A particularly attractive wooded glen and walled garden lie to the north of the house and there is an orchard to the south.

Garden Grounds
Drumbain Glen and the walled garden are important features of the property and provide a stunning backdrop to the house, with an abundance of seasonal colour. Drumbain Glen is an especially pretty area of mature woodland which runs down to the sea. A path runs down through the glen alongside a burn making it an enchanting area for a walk as well as providing direct access to the coastal land. In spring the woodland floor of the glen is carpeted with snowdrops, daffodils and then bluebells. The walled garden is well known for its wide range of herbaceous plants and mature shrubs providing constant interest and colour throughout the summer months. Primulas and azaleas grow particularly well. The burn runs through the garden offering a lovely water aspect to this idyllic setting before flowing through the glen to the sea.

Land
In addition to the house and gardens the sale includes the policy fields which extend to approximately 52 acres in all. These fields would provide ample grazing for horses and ponies or livestock or could be repurposed for other agricultural interests. There are three fields, all of which are currently in grass and all have been cropped in the past. The property also includes an additional area of coastal land which is a haven for a variety of wildlife including duck (eider, mallard and shell), seabirds (shag, cormorant, guillemot), waders (red shank, oystercatcher, curlew, heron) and raptors (kestrel, peregrine, sparrow hawk). In addition, otters, seals and dolphins are seen regularly. The coastal land is secluded and provides an ideal spot for picnics on the beaches and bathing in the rock pools during the summer months.

Development
The seller reserves the right to insert a clawback clause in the disposition relating to residential development on the agricultural land at a rate of 50% over 20 years. Further
information is available from the selling agents.
