Partridge Barn is one of six converted barns at Culpits Farm, formerly the stud for Melton Constable Hall. Situated at the end of a long driveway and surrounded by open countryside it lies around half a mile to the south of the village of Melton Constable in North Norfolk.
Melton Constable is a small village with good independent food shops including butchers, a general store/post office, Sidings artisan bakery and cafe and a garage. The village also has a primary school and a doctor's surgery.
Developed in the 1880s as a railway town, Melton Constable was at the junction of four railway routes crossing Norfolk, one of these former routes runs right past the barns.
The picturesque market town of Holt is a short drive away and is renowned for its attractive street frontages, Greshams Schools and a wide range of independent shops and boutiques.
There is a buzz in the air as the region enjoys everything on offer from locally sourced butchers, fishmongers and farmers markets to artisan bakers, cool coffee shops, restaurants, delicatessens, up-market farm shops and art galleries.
The town of Fakenham also offers schooling for all ages, medical centres, supermarkets, pubs and restaurants, garages and a cinema. Fakenham is transformed by its weekly market, with a farmer's market monthly and at least 12 race days a year held at Fakenham Racecourse - one of the finest national hunt racecourses in the country.

The barns offer easy access to a public footpath that officially runs through the bottom of the garden, however this is hardly used as most walkers follow the driveway, a permissive path past the barns. This walk leads onto the beautiful surrounding countryside, great walks right on your doorstep.
Partridge Barn is currently a very comfortable full-time home, but it would also make a brilliant holiday let/second home with easy access to the coast and all that this beautiful part of North Norfolk has to offer.
