The vendor says “There was such a lovely family house feel to this house when we viewed it 12 years ago. It was lived in by an elderly gentleman and we felt it needed to be filled with the laughter and the busyness of a family again. The house was built in 1730’s with the garden to the front. A path circles round the garden leading to the front door. A porch with stone flooring opens into the hall with a lovely staircase and wooden banister leading upstairs, a kitchen/diner to the right and sitting room to the left. The kitchen/diner is open plan with stylish bespoke units and warm wooden work tops where you eat and black granite worktops around the sink and stove area. There is a movable island in the middle of the room, and I often think ‘if only the island could talk’… as it is where we chat and talk about our day. The kitchen is designed for a cook with a double range oven as well as a microwave/oven, so everyone comes to us for Christmas. There is room for a dining table for ten. The floor in this room is engineered oak with underfloor heating. The kitchen door leads out to an alfresco dining area. In fact, we have three doors at the front of the house leading outside and in summer we leave them all open.”
“The sitting room also has a bay window overlooking the garden, and the room is flooded with light in the afternoon sun. There is an exposed stone wall, and a fireplace with woodburning stove. The bay window at the front has room for two chairs and we sit here for morning coffee looking out over the garden and enjoying the seasons. At Christmas we decorate the Christmas tree in the bay window, while the fire is roaring. It is just a lovely house to have Christmas with plenty of room to entertain friends and a perfect space for the tree. It is also so brilliant to walk home from the station in winter and see the smoke coming from the chimney when my husband comes home first, welcoming me home. A second family room, or annex, which could be a playroom or office, also looks out to the garden and has access to it. A downstairs cloakroom which has space for a washing machine, tumble drier as well as a shower is extremely useful for when the children come in through the back door after a muddy walk or playing sports. The flooring in here is engineered oak with underfloor heating. Downstairs is a cellar which we have used for parties and there is room for a table and four chairs. The temperature down there is 12 degrees all year round, so ideal for storing wine.”
“Upstairs on the first floor are two large double bedrooms. The principal bedroom has an en suite shower room and both has underfloor heating. There is also a study attached to this room, also with underfloor heating. The family bathroom has an exposed stone wall and a bath. In addition, there is a small study with bookshelves, a work surface and the family printer. The second floor has two double bedrooms and a spacious landing which we have made into a reading corner with bookshelves and room for a comfortable chair.”
“Outside the garden is a lovely cottage garden with hostas, lupins, roses and peonies, as well as red hot pokers and artichoke plants. The al fresco dining area has an oak frame and built in barbeque. It would be possible to park up to 7 cars on the front lawn as we have added a ground mesh, so it is possible to park on. We park at the back where there is room for two cars and there are two electric socket sets. The coach house has two floors and is currently used as a man cave. It has beams and an old fireplace, as well as power and light. An old wall ladder leads to the hay loft that is used for storage, but would be a perfect teenage den. It has a solid wooden floor throughout.”
“Chippenham railway station is 0.7 miles’ walk, with trains to London in 60 minutes and to Bath in 10 minutes. There is a running club just across the road from us, and Chippenham Cricket Club and John Coles Park with a play area are close. There are two excellent secondary schools in the area , Hardenhuish (1 mile) and Sheldon (0.8 miles) and Ivy Lane primary school is 0.5 miles away, with Yatton Keynell village primary school 3.3 miles away. This has been a brilliant location for a family, and the house has been very practical to have fun. It has plenty of space for everyone and a lovely garden in the centre of town.”
